Cafés & Coffee Shops

Buying a café or coffee shop?

We arrange the finance. You get the keys.

A well-run café with loyal regulars, strong daily trade, and consistent weekly takings is an excellent business to buy. From the fit-out and equipment to the goodwill built up in the local catchment, there is real value in an established café. Almost all café purchases are leasehold, goodwill-heavy deals with no bricks-and-mortar security — which means the funding application needs to be prepared and presented in a way that specialist lenders can properly assess. The right lender reads the trading performance and the lease quality rather than simply looking for property to lend against.

What lenders look at

Weekly takings and maintainable profit are the foundation. Lenders will examine the weekly turnover — verified from till data, bank statements, and VAT returns — and the maintainable profit after a fair wage for the working owner. A café generating consistent daily takings across a diversified revenue mix — hot drinks, food, catering, and events — is a more fundable proposition than one dependent on a single revenue stream or a narrow trading window. Lenders will also assess the customer profile — a café with a loyal local following and strong weekday trade is more resilient than one dependent on weekend footfall or seasonal tourism.

The lease is the most important document in any café acquisition. Lenders will examine the remaining lease term, the annual rent, and the rent-to-turnover ratio. A well-located café paying rent that represents no more than ten to twelve percent of annual turnover on a lease with ten or more years remaining is a strong leasehold proposition. A high rent relative to turnover — or a lease with fewer than five years remaining — significantly affects both the valuation and the loan-to-value a lender will offer. The alienation clauses — whether the lease can be assigned to the incoming owner — must also be confirmed before any funding offer is issued.

Equipment and fit-out condition are assessed alongside trading performance. Coffee shop acquisitions typically include significant front-of-house and back-of-house equipment — commercial espresso machines, grinders, refrigeration, food preparation equipment, and the fit-out itself. Lenders will want to understand the age, condition, and ownership status of key equipment. A well-maintained, modern fit-out with owned equipment in good working order strengthens the application. Equipment subject to existing lease or finance arrangements needs to be disclosed as it affects the net asset position.

Food Hygiene Rating and allergen compliance are reviewed as part of due diligence. A Food Hygiene Rating of four or five stars demonstrates that the business operates to a high food safety standard — lenders take this seriously because a café that loses its ability to trade due to food safety issues is a business that cannot service its debt. Allergen information requirements under Natasha's Law also need to be in place for any café selling pre-packaged food — lenders will check compliance as part of their overall assessment of operational risk.

02 — The opportunity

What can we help you buy?

We arrange acquisition finance and loans for a wide range of café businesses across the UK — from neighbourhood coffee shops to larger all-day dining operations.

Neighbourhood coffee shops

Established cafés with a loyal local customer base are among the most consistent performers in the market. Strong repeat trade, simple operations, and verifiable daily takings make a well-run neighbourhood café a straightforward application for specialist lenders. The asking prices for leasehold and freehold cafés and coffee shops typically range from £60,000 to £350,000.

High street and commuter cafés

Cafés in commuter locations across the UK benefit from strong, predictable weekday footfall. Stations, office districts, and high streets in commuter towns generate consistent morning and lunchtime trade that lenders can assess with confidence.

Brunch and all-day dining cafés

One of the fastest growing acquisition categories nationwide, driven by changing consumer habits and strong weekend trade. Cafés operating across breakfast, brunch, and lunch typically show higher average spend than traditional coffee shops.

Café with outside space or terrace

Outside seating adds meaningful value in warmer months and in garden-facing locations. Lenders recognise the additional revenue potential where outside space is permitted under the lease or licence.

Leasehold café businesses

Almost all café purchases are leasehold — the value sits in the fit-out, equipment, goodwill, and the right to trade from the location. Lease length is the most critical factor in what finance is available and on what terms.

Café with catering or events income

Cafés with established catering contracts, office deliveries, or private events income have an additional contracted revenue stream that lenders assess favourably alongside in-store trade.

03 — The transaction

What can we finance?

The Business Purchase

Funding to buy a trading business, including goodwill and the business assets.

The Freehold

Funding for the purchase of the premises from which the business operates.

The Leasehold

Funding to buy a business operating from leased premises.

Fixtures, Fittings and Equipment

Where appropriate, funding can also take account of the assets required to operate the business.

Working Capital

Depending on the transaction, we can arrange funding for the initial working capital required after you take ownership.

Every deal is assessed on its own merits — not every element of every purchase will be financeable, and we'll tell you plainly what is and what isn't.

04 — The lender's view

What will lenders look at?

Lenders want to see a professionally prepared funding application. They want to know that the business is viable, that the proposed borrowing is affordable and that their loan can be repaid as agreed.

We use our proven iLendi Six™ method to build a strong funding application around the things lenders need to understand about your purchase.

05 — The funding

How much can you borrow?

Every purchase is different. The amount you can borrow will depend on the business, its trading performance, the purchase price, your circumstances and the structure of the transaction.

For cafés, lenders will pay close attention to verified daily takings, the length and terms of the lease, and how much of the trade is tied to the current owner.

We arrange funding and work with you to find the financing solution that best fits the purchase.

Common questions

Buying a café or coffee shop — your questions answered

Can I get finance for a leasehold café?+

Yes — almost all café purchases are leasehold. Lenders will look closely at the length and terms of the lease, verified daily takings, and how much of the trade depends on the current owner.

How much deposit do I need to buy a café or coffee shop?+

Most café or coffee shop acquisitions are funded with a deposit of around 20% to 30% of the purchase price, though this varies with the strength of the trading figures, whether the deal includes freehold property, and your own experience. Where there is property security or a particularly strong trading history, lenders can sometimes go further.

Can I borrow against goodwill when buying a café or coffee shop?+

Yes. Specialist acquisition lenders will lend against goodwill where the trading history supports it, which is essential for leasehold deals with no bricks-and-mortar security. The application has to be presented so the underwriter can see the sustainable, transferable earnings behind that goodwill.

How long does it take to arrange finance to buy a café or coffee shop?+

Indicative terms are usually available within 48 hours of your enquiry. A full offer typically follows within two to four weeks, with completion driven mainly by valuation and the pace of the legal work on both sides.

Is iLendi Capital a lender or broker?+

iLendi Capital is an acquisition finance and loans broker, not a direct lender. We work with buyers across the UK to prepare their funding applications, introduce them to the lenders most likely to approve them, and manage the deal through to completion. We also specialise in government-backed facilities, helping you secure up to £2m toward your purchase.
