Restaurants
Buying a restaurant?
We arrange the finance. You get the keys.
A busy restaurant with strong weekly takings, disciplined costs, and a loyal customer base is a compelling business to buy. From the kitchen and fit-out to the equipment, goodwill, and location, there is real, financeable value in an established restaurant — and lenders who understand the sector will assess it properly rather than treating it as a generic goodwill purchase. Whether you are buying a leasehold city centre restaurant, a freehold neighbourhood dining room, or a well-established cuisine specialist on a busy high street, we know which lenders want to say yes.
What lenders look at
Weekly takings and maintainable profit are the foundation. Lenders will examine the weekly turnover — verified from till data, bank statements, and VAT returns — and the maintainable profit after a fair wage for the working owner. Restaurant valuations are typically expressed as a multiple of adjusted annual net profit, and lenders will advance against that figure rather than the asking price where the two differ. A restaurant generating consistent weekly takings across a diversified revenue mix — covers, private dining, takeaway, and events — is a more fundable proposition than one dependent on a single income stream.
The lease is assessed as a critical factor in any leasehold restaurant acquisition. Lenders will examine the remaining lease term, the annual rent, the rent review mechanism, and the alienation clauses — specifically whether the lease can be assigned to the incoming owner without the landlord's consent being unreasonably withheld. A lease with ten or more years remaining at a rent that represents no more than ten to twelve percent of annual turnover is a strong proposition. A short lease or a high rent-to-turnover ratio materially affects both the valuation and the loan-to-value a lender will offer.
Kitchen equipment and fit-out condition are assessed alongside the trading performance. Lenders will want to understand the age, condition, and ownership status of the key kitchen equipment — commercial ovens, extraction systems, refrigeration, and service equipment. Well-maintained, owned equipment in good working order strengthens the overall asset picture. Equipment subject to existing finance agreements or lease arrangements needs to be disclosed — it affects the net asset position the lender is advancing against.
Food Hygiene Rating and compliance history are reviewed as part of due diligence. A Food Hygiene Rating of four or five stars — awarded by the local Environmental Health authority — demonstrates that the business operates to a high standard of food safety and management. A lower rating or any outstanding improvement notices need to be explained and addressed in the application. Lenders take food safety compliance seriously — a restaurant that cannot maintain its Food Hygiene Rating is a business whose ability to trade is at risk.
How we help
We are acquisition finance and loans brokers, not lenders. We package your application, present it to the funders with genuine hospitality sector appetite, and manage the process from first conversation through to completion.
We also arrange government-backed facilities for restaurant acquisitions — helping buyers access up to £2 million toward their purchase where the criteria are met.
Every restaurant acquisition is different. Tell us about the business. We will take it from there.

02 — The opportunity
What can we help you buy?
We arrange acquisition finance and loans for a wide range of restaurant businesses across the UK — from small independents to larger operations and everything in between.
Established independent restaurants
The UK's independent restaurant scene generates consistent acquisition activity across every city and cuisine type, with leasehold asking prices typically ranging from £50,000 to £1m.
Franchised restaurants
Branded franchise sites with proven systems and contracted income streams, particularly active in commuter towns.
Restaurants with a flat above
A common deal structure in city centres and inner suburbs, where the residential element can strengthen the overall security position for lenders.
Café restaurants and all-day dining
One of the fastest growing acquisition categories nationwide, driven by changing consumer habits and strong brunch and lunch trade.
Takeaway-led restaurants
Delivery platform income from Deliveroo, Just Eat, and Uber Eats adds trackable, assessable revenue that lenders can evaluate alongside in-house dining figures.
Freehold restaurant businesses
Where the deal includes the property, a commercial mortgage is usually the primary funding route, with freehold sites attracting strong lender appetite.
Leasehold restaurant businesses
A common deal structure in prime locations, where goodwill, fit-out, and the right to trade from a prime location are the primary components of value.
Restaurant groups and larger operations
For buyers acquiring multiple sites or larger operations, we structure funding across the appropriate facilities to match the complexity of the deal.
03 — The transaction
What can we finance?
The Business Purchase
Funding to buy a trading business, including goodwill and the business assets.
The Freehold
Funding for the purchase of the premises from which the business operates.
The Leasehold
Funding to buy a business operating from leased premises.
Fixtures, Fittings and Equipment
Where appropriate, funding can also take account of the assets required to operate the business.
Working Capital
Depending on the transaction, we can arrange funding for the initial working capital required after you take ownership.
Every deal is assessed on its own merits — not every element of every purchase will be financeable, and we'll tell you plainly what is and what isn't.
04 — The lender's view
What will lenders look at when financing the purchase of a restaurant?
Lenders want to see a professionally prepared funding application. They want to know that the business is viable, that the proposed borrowing is affordable and that their loan can be repaid as agreed.
We use our proven iLendi Six™ method to build a strong funding application around the things lenders need to understand about your purchase.

How much can you borrow?
Every purchase is different. The amount you can borrow will depend on the business, its trading performance, the purchase price, your circumstances, and the structure of the transaction.
For restaurants, lenders will look closely at covers and spend per head, food and wage cost ratios, and the terms of the lease or the value of the freehold. Prime-location restaurant acquisitions typically involve higher asking prices and stronger goodwill components than most other markets — both of which affect how the funding is structured and which lenders are best placed to help.
We arrange funding across the UK and work with you to find the financing solution that best fits the purchase.

Common questions
Buying a restaurant — your questions answered
Do restaurant asking prices affect how much I can borrow?+
Restaurant asking prices vary significantly by location, reflecting differences in footfall, rents, and competition for well-located sites. That affects the deposit required and the overall funding structure — but higher-priced restaurants often have stronger trading histories and more demonstrable goodwill, both of which lenders assess favourably when structuring the application. Asking prices also vary by whether the deal is leasehold or freehold. We work with buyers across the full range and understand how valuations, deposit requirements, and funding structures differ from one area to the next.
Do lenders treat restaurants as high risk?+
Some lenders apply generic criteria that don't suit hospitality businesses — but specialist lenders assess restaurants on covers, spend per head, food and wage cost ratios, and lease or freehold value. Those are the lenders we take your application to.
How much deposit do I need to buy a restaurant?+
Most restaurant acquisitions are funded with a deposit of around 20% to 30% of the purchase price, though this varies with the strength of the trading figures, whether the deal includes freehold property, and your own experience. Where there is property security or a particularly strong trading history, lenders can sometimes go further.
Can I borrow against goodwill when buying a restaurant?+
Yes. Specialist acquisition lenders will lend against goodwill where the trading history supports it, which is essential for leasehold deals with no bricks-and-mortar security. The application has to be presented so the underwriter can see the sustainable, transferable earnings behind that goodwill.
How long does it take to arrange finance to buy a restaurant?+
Indicative terms are usually available within 48 hours of your enquiry. A full offer typically follows within two to four weeks, with completion driven mainly by valuation and the pace of the legal work on both sides.
Is iLendi Capital a lender or broker?+
iLendi Capital is an acquisition finance and loans broker, not a direct lender. We work with buyers across the UK to prepare their funding applications, introduce them to the lenders most likely to approve them, and manage the deal through to completion. We also specialise in government-backed facilities, helping you secure up to £2m toward your purchase.
