Bakeries
Buying a bakery?
We arrange the finance. You get the keys.
A bakery with daily production, regular wholesale accounts, and loyal shop trade is a resilient and genuinely fundable business to buy. Ovens, equipment, recipes, and goodwill all carry real value in the purchase — and a bakery with established wholesale relationships adds contracted, predictable income that lenders assess very favourably alongside retail trade. A well-run bakery combining strong retail footfall with a diversified wholesale account base is one of the most fundable food production businesses available.
What lenders look at
The income mix between wholesale and retail is the foundation. Lenders will examine the balance between wholesale income — regular orders from cafés, restaurants, delis, hotels, and food service operators — and retail trade through the shop front. Wholesale income is assessed most favourably because it is contracted and predictable — a wholesale account committing to a weekly order provides the recurring income base that lenders advance against with confidence. Retail trade generates stronger margins but is more variable. A bakery generating a significant proportion of its income from established wholesale accounts on rolling agreements is a significantly more fundable proposition than a purely retail operation.
Production capacity and equipment are assessed as significant asset components. Bakeries carry substantial capital equipment — deck ovens, proving cabinets, mixers, dough sheeters, retarder provers, and specialist production equipment. Lenders will examine the age, condition, and ownership status of key production equipment. Well-maintained, modern production equipment with clear title and current service records strengthens both the asset picture and the lender's confidence in the business's ability to maintain output after the ownership change. Equipment subject to existing finance arrangements needs to be disclosed.
The premises are assessed carefully — particularly the production kitchen and any retail frontage. Whether the bakery operates from a freehold or leasehold site affects the overall funding structure significantly. A freehold bakery with production premises and a retail unit provides additional property security that improves both the loan amount and the terms available. A leasehold operation is assessed on the remaining lease term, the rent level, the extraction and utilities provision — which is critical for a production bakery — and the landlord's willingness to grant a new lease to the incoming owner.
Food Hygiene Rating and production compliance are reviewed as part of due diligence. Bakeries producing food for wholesale supply are subject to more stringent food safety and labelling requirements than retail-only operations — HACCP documentation, allergen management, and production hygiene records will all be reviewed as part of the lender's due diligence. A Food Hygiene Rating of four or five stars with up to date HACCP documentation and a clean Environmental Health history is a more confident lending proposition than one with outstanding compliance issues.

02 — The opportunity
What can we help you buy?
We arrange acquisition finance and loans for bakery businesses across the UK — from artisan retail bakeries to production operations with wholesale accounts.
Retail artisan bakeries
Artisan bakeries with a strong retail presence and a loyal daily customer base are a growing acquisition category across the UK. Strong margins on bread, pastry, and coffee, combined with simple operations, make them appealing to both first-time and experienced buyers. The asking prices for leasehold and freehold bakeries typically range from £50,000 to £300,000.
Bakeries with wholesale accounts
A bakery supplying cafés, restaurants, hotels, or delis has contracted, recurring income alongside retail trade. Wholesale accounts add a predictable revenue stream that lenders assess favourably — and they tend to be stickier than retail footfall.
Production bakeries
Larger production operations with commercial ovens, cold storage, and an established wholesale customer base are assessed primarily on their contracts and production capacity. Asset finance for equipment can be structured alongside the business acquisition loan.
Café-bakery combinations
Bakeries with a café seating area generate additional revenue through coffee and eat-in sales. This combination is increasingly popular across the UK and attracts strong buyer demand — particularly in suburban and market town locations.
Specialist and dietary bakeries
Bakeries specialising in sourdough, gluten-free, vegan, or cultural baked goods serve a clearly defined customer base with above-average loyalty. The niche positioning is recognised by lenders who understand specialised food retail.
Bakeries with catering contracts
Bakeries supplying schools, offices, or event caterers on a contract basis have a predictable order book alongside retail and wholesale trade. Contract income is assessed as recurring revenue and strengthens the overall funding application.

04 — The lender's view
What will lenders look at?
Lenders want to see a professionally prepared funding application. They want to know that the business is viable, that the proposed borrowing is affordable and that their loan can be repaid as agreed.
We use our proven iLendi Six™ method to build a strong funding application around the things lenders need to understand about your purchase.

How much can you borrow?
Every purchase is different. The amount you can borrow will depend on the business, its trading performance, the purchase price, your circumstances and the structure of the transaction.
For bakeries, lenders will look at the split between retail and wholesale income, the condition of production equipment, key wholesale accounts, and the premises arrangements.
We arrange funding and work with you to find the financing solution that best fits the purchase.

Common questions
Buying a bakery — your questions answered
Do wholesale accounts help a bakery application?+
Yes. Contracted wholesale income is predictable and lenders view it favourably alongside retail trade. Ovens and production equipment also carry asset value that can support the funding structure.
How much deposit do I need to buy a bakery?+
Most bakery acquisitions are funded with a deposit of around 20% to 30% of the purchase price, though this varies with the strength of the trading figures, whether the deal includes freehold property, and your own experience. Where there is property security or a particularly strong trading history, lenders can sometimes go further.
Can I borrow against goodwill when buying a bakery?+
Yes. Specialist acquisition lenders will lend against goodwill where the trading history supports it, which is essential for leasehold deals with no bricks-and-mortar security. The application has to be presented so the underwriter can see the sustainable, transferable earnings behind that goodwill.
How long does it take to arrange finance to buy a bakery?+
Indicative terms are usually available within 48 hours of your enquiry. A full offer typically follows within two to four weeks, with completion driven mainly by valuation and the pace of the legal work on both sides.
Is iLendi Capital a lender or broker?+
iLendi Capital is an acquisition finance and loans broker, not a direct lender. We work with buyers across the UK to prepare their funding applications, introduce them to the lenders most likely to approve them, and manage the deal through to completion. We also specialise in government-backed facilities, helping you secure up to £2m toward your purchase.
