Fast Food Takeaways
Buying a fast food takeaway?
We arrange the finance. You get the keys.
A busy takeaway with consistent weekly takings, lean overheads, and a strong delivery platform presence can be a very fundable purchase. Food delivery platforms — Deliveroo, Just Eat, and Uber Eats — have added meaningful, trackable income streams that lenders can assess alongside till data and cash sales, making a well-run takeaway easier to underwrite than it might appear on paper. The key is going to lenders who understand how takeaway businesses generate and verify their income rather than those who apply standard retail assessment criteria to a cash-heavy operation.
What lenders look at
Weekly takings and income verification are the foundation. Lenders will examine the weekly turnover across all income channels — till receipts, bank deposits, and platform settlement statements from Deliveroo, Just Eat, and Uber Eats. Platform income is particularly valuable from a lender's perspective because it is fully digital, independently verifiable, and clearly attributed to the business. A takeaway generating a significant and growing proportion of its income through delivery platforms — in addition to strong walk-in trade — presents a cleaner, more verifiable income picture than one dependent entirely on cash sales.
The lease and premises are assessed carefully. Most takeaway acquisitions are leasehold — lenders will examine the remaining lease term, the annual rent, and the rent-to-turnover ratio. A takeaway paying rent that represents no more than eight to ten percent of annual turnover on a lease with five or more years remaining is a reasonable leasehold proposition. The A5 planning use class — which permits hot food takeaway use — must be confirmed for the premises. A unit already holding A5 consent is significantly easier to fund than one where a change of use application would be needed.
Kitchen equipment and extraction are assessed alongside the trading performance. Fast food takeaways carry significant kitchen equipment — fryers, grills, ovens, warming equipment, and extraction systems. Lenders will examine the age, condition, and ownership status of key equipment. Extraction systems in particular are expensive to replace and must comply with current ventilation regulations — a well-maintained extraction system with current compliance documentation strengthens the application. Equipment subject to existing lease or finance arrangements needs to be disclosed.
Operator experience and food safety compliance are reviewed as part of due diligence. Takeaway lenders assess the buyer's experience in the food sector — previous ownership or management of a food business, relevant qualifications, and demonstrable knowledge of the cuisine and operation strengthens the application. A Food Hygiene Rating of four or five stars is a baseline expectation — a lower rating or outstanding improvement notices need to be explained and addressed before a funding offer is issued.

02 — The opportunity
What can we help you buy?
We arrange acquisition finance and loans for a wide range of fast food takeaway businesses across the UK — from traditional chippy and kebab shops to delivery-first operations.
Established high street takeaways
High street takeaways with consistent weekly takings and a loyal local customer base are among the most financeable purchases on the market. Simple operations, verifiable till records, and low staffing requirements make them accessible to first-time buyers across the UK. The asking prices for leasehold and freehold fast food takeaways typically range from £80,000 to £300,000.
Delivery platform-led operations
Takeaways generating significant income through Deliveroo, Just Eat, and Uber Eats have a trackable, digital income stream that lenders can assess alongside cash and card sales. Platform data adds a layer of revenue verification that strengthens the application.
Multi-cuisine takeaway operations
The UK's diverse communities support demand for a wide range of cuisines — Indian, Chinese, Turkish, Lebanese, Caribbean, and more. The breadth of the market means strong local demand for well-run takeaways across virtually every town and city.
Takeaways with late-night licences
A premises licence extending into late-night trading hours adds material value in high-footfall locations. Licensing history and compliance record are assessed carefully by lenders alongside the trading figures.
Takeaways with seating or dine-in
Takeaways with a small number of seats or a dine-in option add average spend per transaction and broaden the customer base. The additional revenue stream is assessed alongside takeaway income when structuring the funding.
Dark kitchens and delivery-only operations
Delivery-only kitchens with strong platform ratings and consistent order volumes are an emerging acquisition category. Without a retail frontage the funding structure is more specialist — the income has to do all the talking, which means platform data and banking records are essential.

How much can you borrow?
Every purchase is different. The amount you can borrow will depend on the business, its trading performance, the purchase price, your circumstances and the structure of the transaction.
For takeaways, lenders will focus on verified weekly takings, the split between counter and delivery platform sales, and the remaining length of the lease.
We arrange funding and work with you to find the financing solution that best fits the purchase.

Common questions
Buying a fast food takeaway — your questions answered
Does delivery platform income count towards affordability?+
Yes. Deliveroo, Just Eat, and Uber Eats income is trackable and verifiable, and sector-aware lenders assess it alongside till data and cash sales when reviewing weekly takings.
How much deposit do I need to buy a fast food takeaway?+
Most fast food takeaway acquisitions are funded with a deposit of around 20% to 30% of the purchase price, though this varies with the strength of the trading figures, whether the deal includes freehold property, and your own experience. Where there is property security or a particularly strong trading history, lenders can sometimes go further.
Can I borrow against goodwill when buying a fast food takeaway?+
Yes. Specialist acquisition lenders will lend against goodwill where the trading history supports it, which is essential for leasehold deals with no bricks-and-mortar security. The application has to be presented so the underwriter can see the sustainable, transferable earnings behind that goodwill.
How long does it take to arrange finance to buy a fast food takeaway?+
Indicative terms are usually available within 48 hours of your enquiry. A full offer typically follows within two to four weeks, with completion driven mainly by valuation and the pace of the legal work on both sides.
Is iLendi Capital a lender or broker?+
iLendi Capital is an acquisition finance and loans broker, not a direct lender. We work with buyers across the UK to prepare their funding applications, introduce them to the lenders most likely to approve them, and manage the deal through to completion. We also specialise in government-backed facilities, helping you secure up to £2m toward your purchase.
