Bowling & Leisure Venues
Buying a bowling or leisure venue?
We arrange the finance. You get the keys.
A bowling alley or leisure venue with strong weekly footfall, a busy group and party booking calendar, and a diversified income mix across lane hire, food and beverage, and ancillary attractions is a genuinely fundable acquisition. Family leisure venues have demonstrated consistent resilience — group activities, birthday parties, and corporate team events generate reliable demand across term time and school holidays alike. A well-run leisure venue with consistent revenue and a strong forward booking pipeline is a more fundable proposition than many buyers expect.
What lenders look at
Lane utilisation and footfall are the primary trading metrics. Lenders will examine the weekly lane utilisation rate, the average spend per visit across lane hire and ancillary income, and the split between casual walk-in trade and pre-booked group and party sessions. A bowling venue with strong pre-booked group utilisation — birthday parties, corporate events, and school outings generating confirmed advance bookings — is a more fundable proposition than one dependent on variable walk-in footfall. Lenders will verify income from booking system data, till records, and bank statements across a full year of trading to assess seasonal patterns and annual revenue consistency.
Ancillary income streams are assessed alongside lane revenue. The most profitable leisure venues generate income well beyond the core activity — food and beverage, arcade and gaming machines, redemption prizes, pool tables, and any additional attractions such as laser tag, mini golf, or escape rooms. Ancillary income typically generates higher gross margins than the core lane hire activity and lenders assess it positively as a diversifier. A venue generating strong ancillary spend per head — where customers consistently spend on food, drinks, and arcade credits alongside their lane booking — is a materially more fundable proposition than one where visitors use only the core activity.
Equipment condition and maintenance obligations are assessed carefully. Bowling venues carry significant and specialist capital equipment — lane surfaces, pin-setting machines, ball returns, scoring systems, and arcade equipment. Lane surfaces and pin-setting machines in particular need regular maintenance and periodic replacement — they are expensive to repair and their failure directly affects trading capacity. Lenders will examine the age, condition, and maintenance history of lane equipment. A venue with well-maintained, regularly serviced equipment and a documented maintenance programme is a more confident lending proposition than one with deferred maintenance and ageing lane infrastructure.
The premises and lease terms are assessed as significant factors. Most bowling and leisure venue acquisitions are leasehold — typically from large format retail parks or leisure-specific landlords. Lenders will examine the remaining lease term, the annual rent, and the rent-to-turnover ratio. The size and layout of the premises — the number of lanes, the ancillary space available for food and beverage and additional attractions, car parking provision, and accessibility — are all assessed as indicators of the venue's capacity to maintain and grow its revenue base. A long remaining lease in a well-located retail or leisure park is a strong leasehold proposition.

Common questions
Buying a bowling or leisure venue — your questions answered
How much deposit do I need to buy a bowling or leisure venue?+
Most bowling or leisure venue acquisitions are funded with a deposit of around 20% to 30% of the purchase price, though this varies with the strength of the trading figures, whether the deal includes freehold property, and your own experience. Where there is property security or a particularly strong trading history, lenders can sometimes go further.
Can I borrow against goodwill when buying a bowling or leisure venue?+
Yes. Specialist acquisition lenders will lend against goodwill where the trading history supports it, which is essential for leasehold deals with no bricks-and-mortar security. The application has to be presented so the underwriter can see the sustainable, transferable earnings behind that goodwill.
How long does it take to arrange finance to buy a bowling or leisure venue?+
Indicative terms are usually available within 48 hours of your enquiry. A full offer typically follows within two to four weeks, with completion driven mainly by valuation and the pace of the legal work on both sides.
Is iLendi Capital a lender or broker?+
iLendi Capital is an acquisition finance and loans broker, not a direct lender. We work with buyers across the UK to prepare their funding applications, introduce them to the lenders most likely to approve them, and manage the deal through to completion. We also specialise in government-backed facilities, helping you secure up to £2m toward your purchase.
