Escape Rooms
Buying an escape room?
We arrange the finance. You get the keys.
An escape room business with strong room utilisation, excellent online reviews, and a loyal corporate and group booking base is a genuinely fundable acquisition. The escape room sector has grown from a novelty concept into an established leisure category — well-run venues with multiple themed rooms, consistent bookings, and strong repeat and referral trade are demonstrating the income stability that specialist lenders can assess with confidence. A well-positioned escape room business with diversified revenue across consumer, corporate, and private event bookings is a more fundable proposition than many buyers expect.
What lenders look at
Room utilisation and booking profile are the foundation. Lenders will examine the weekly room utilisation rate across all rooms, the average booking value, and the split between consumer group bookings, corporate team-building events, and private party hire. A business with strong consistent utilisation across multiple rooms — ideally above sixty to seventy percent of available slots — and a diversified booking mix is a more fundable proposition than one dependent on peak weekend consumer bookings alone. Corporate team-building bookings are particularly valuable — they are typically booked in advance, carry higher average values, and generate repeat business from company accounts that return regularly.
Online reputation and review profile are assessed as primary indicators of future revenue. Escape rooms are among the most review-dependent leisure businesses — the vast majority of new bookings are driven by Google, TripAdvisor, and platform reviews. A business with a consistently high review score — four-point-five stars or above across a substantial number of reviews — demonstrates the game quality and customer experience that drives repeat and referral trade. Lenders familiar with the sector understand this dependency and assess the review profile alongside the trading figures as an indicator of the likely sustainability of bookings after the ownership change.
Room content and refresh cycle are reviewed as part of the overall assessment. Escape room content — the puzzles, the theming, the technology, and the narrative — has a commercial lifespan. Rooms that have not been refreshed or replaced within the past two to three years begin to lose their novelty and see declining repeat visit rates and review scores. Lenders will want to understand the age and condition of each room's content, when rooms were last refreshed, and what the refresh plan and budget is going forward. A business with recently refreshed rooms and a clear content development pipeline is a more fundable proposition than one with ageing content and deferred investment.
The lease and premises are assessed carefully. Escape room businesses are almost exclusively leasehold — typically occupying industrial, retail, or leisure units. Lenders will examine the remaining lease term, the annual rent, and the rent-to-turnover ratio. The number of rooms, the total floor area, and the layout of the premises — reception, waiting areas, and room access — are assessed as indicators of the business's capacity to maintain its current room count and add further rooms if the premises permit. A secure lease with adequate remaining term in a well-located, accessible premises is a sound leasehold proposition.

Common questions
Buying an escape room — your questions answered
How much deposit do I need to buy an escape room?+
Most escape room acquisitions are funded with a deposit of around 20% to 30% of the purchase price, though this varies with the strength of the trading figures, whether the deal includes freehold property, and your own experience. Where there is property security or a particularly strong trading history, lenders can sometimes go further.
Can I borrow against goodwill when buying an escape room?+
Yes. Specialist acquisition lenders will lend against goodwill where the trading history supports it, which is essential for leasehold deals with no bricks-and-mortar security. The application has to be presented so the underwriter can see the sustainable, transferable earnings behind that goodwill.
How long does it take to arrange finance to buy an escape room?+
Indicative terms are usually available within 48 hours of your enquiry. A full offer typically follows within two to four weeks, with completion driven mainly by valuation and the pace of the legal work on both sides.
Is iLendi Capital a lender or broker?+
iLendi Capital is an acquisition finance and loans broker, not a direct lender. We work with buyers across the UK to prepare their funding applications, introduce them to the lenders most likely to approve them, and manage the deal through to completion. We also specialise in government-backed facilities, helping you secure up to £2m toward your purchase.
