Commercial Gyms

Buying a commercial gym?

We arrange the finance. You get the keys.

A commercial gym with a stable membership base, strong monthly recurring revenue, and well-maintained equipment is one of the most consistently fundable fitness business acquisitions available. Gym memberships create predictable, contracted income that lenders advance against with confidence — and the equipment itself can frequently be financed separately, reducing the cash deposit and improving the overall funding structure. A well-run gym with diversified revenue across memberships, personal training, and class income is a more fundable proposition than many buyers expect.

What lenders look at

Membership income and retention are the foundation. Lenders will examine the total number of active members, the average monthly membership fee, the monthly churn rate, and the total monthly recurring membership revenue. A gym with a large, stable membership base and low monthly churn — below three to five percent per month — is a significantly more fundable proposition than one with high membership turnover and a declining member count. Lenders will also assess the membership contract structure — members on twelve-month contracts provide more income security than those on rolling monthly agreements — and the trend in membership numbers over the past two to three years.

Revenue diversification is assessed alongside core membership income. Personal training income, class passes, day passes, corporate membership accounts, and any ancillary income from a café, supplement retail, or sports massage provide revenue above the membership base. A gym generating income across a diversified revenue mix is more resilient than one entirely dependent on membership subscriptions. Corporate membership accounts are particularly valuable — they are contracted, recurring, and generate multiple memberships from a single employer relationship. Class-led boutique studios — reformer, cycle, and strength concepts — generate premium per-member income with comparatively modest equipment requirements; lenders assess class utilisation and instructor retention alongside the membership numbers.

Equipment condition and asset finance are assessed as significant components of the overall deal. A commercial gym carries substantial capital equipment — cardio machines, resistance equipment, free weights, functional training equipment, and any specialist kit such as a spin studio or boxing ring. Lenders will examine the age, condition, and ownership status of key equipment. Well-maintained, modern equipment in good working order is a strong asset. Equipment can frequently be financed separately from the goodwill — asset finance against the gym equipment reduces the net cash requirement from the buyer and improves the overall funding structure significantly.

The lease and premises are assessed carefully. Most commercial gym acquisitions are leasehold — lenders will examine the remaining lease term, the annual rent, and the rent-to-turnover ratio. The size and layout of the premises — total floor area, changing facilities, car parking, and accessibility — directly determines the gym's capacity and the range of services it can offer. A gym in a prominent, accessible location with adequate floor area, modern changing facilities, and a secure long-term lease is a strong leasehold proposition.

How we help

We are acquisition finance and loans brokers, not lenders. We package your application, present it to the funders with genuine fitness sector appetite, and manage the process from first conversation through to completion.

We also arrange government-backed facilities for commercial gym acquisitions — helping buyers access up to £2 million toward their purchase where the criteria are met.

Every gym acquisition is different. Tell us about the business. We will take it from there.

01 — Who we help

First-time buyers, experienced operators, and everyone in between

First-time gym owners

Personal trainers and club managers buying their first site rather than building a membership base from nothing.

Multi-site operators

Owners adding a second or third location within an existing catchment and brand.

Boutique studio buyers

Buyers acquiring class-based studios — reformer, cycle, strength — with a committed membership and premium pricing.

Franchise gym buyers

Buyers acquiring an existing franchised gym unit with the franchisor's model, brand and support already in place.

02 — The opportunity

What can we help you buy?

We arrange acquisition finance and loans for gyms and fitness studios across the UK — from single boutique studios to full-size health clubs.

Independent gyms

Established independent sites with a settled membership base and a known local catchment. The asking prices for leasehold and freehold gyms typically range from £75,000 to £1.5m.

Boutique fitness studios

Class-led studios with premium pricing, high retention and comparatively modest equipment requirements.

Franchised gym units

Resales within a recognised franchise brand, where published unit economics make the lending case straightforward.

Health clubs with facilities

Larger clubs with pool, spa or racquet facilities, where ancillary income supports the wider cost base.

Equipment-heavy acquisitions

Where the gym floor represents most of the value, asset finance on the equipment can sit alongside the acquisition loan.

Studios with PT income

Sites earning strongly from personal training and small-group coaching on top of the membership line.

03 — The transaction

What can we finance?

The Business Purchase

Funding to buy a trading business, including goodwill and the business assets.

The Freehold

Funding for the purchase of the premises from which the business operates.

The Leasehold

Funding to buy a business operating from leased premises.

Fixtures, Fittings and Equipment

Where appropriate, funding can also take account of the assets required to operate the business.

Working Capital

Depending on the transaction, we can arrange funding for the initial working capital required after you take ownership.

Every deal is assessed on its own merits — not every element of every purchase will be financeable, and we'll tell you plainly what is and what isn't.

04 — The lender's view

What will lenders look at?

Lenders want to see a professionally prepared funding application. They want to know that the business is viable, that the proposed borrowing is affordable and that their loan can be repaid as agreed.

We use our proven iLendi Six™ method to build a strong funding application around the things lenders need to understand about your purchase.

05 — The funding

How much can you borrow?

Every purchase is different. The amount you can borrow will depend on the business, its trading performance, the purchase price, your circumstances and the structure of the transaction.

For gyms and studios, lenders will focus on member numbers, average monthly spend, twelve-month churn, the proportion of income from personal training and classes, equipment ownership and any existing finance, and the lease term against the funding term requested.

We arrange funding across the UK and work with you to find the financing solution that best fits the purchase.

Common questions

Buying a commercial gym — your questions answered

How much deposit do I need to buy a commercial gym?+

Most commercial gym acquisitions are funded with a deposit of around 20% to 30% of the purchase price, though this varies with the strength of the trading figures, whether the deal includes freehold property, and your own experience. Where there is property security or a particularly strong trading history, lenders can sometimes go further.

Can I borrow against goodwill when buying a commercial gym?+

Yes. Specialist acquisition lenders will lend against goodwill where the trading history supports it, which is essential for leasehold deals with no bricks-and-mortar security. The application has to be presented so the underwriter can see the sustainable, transferable earnings behind that goodwill.

How long does it take to arrange finance to buy a commercial gym?+

Indicative terms are usually available within 48 hours of your enquiry. A full offer typically follows within two to four weeks, with completion driven mainly by valuation and the pace of the legal work on both sides.

Is iLendi Capital a lender or broker?+

iLendi Capital is an acquisition finance and loans broker, not a direct lender. We work with buyers across the UK to prepare their funding applications, introduce them to the lenders most likely to approve them, and manage the deal through to completion. We also specialise in government-backed facilities, helping you secure up to £2m toward your purchase.
