Cinemas
Buying a cinema?
We arrange the finance. You get the keys.
An independent cinema with consistent admissions, strong concessions income, and a loyal local audience is a genuinely fundable acquisition. Independent and boutique cinemas have found a resilient market position alongside the multiplex chains — community-focused programming, comfortable seating, licensed bars, and a curated film selection attract a loyal audience that values the experience over convenience. A well-run independent cinema with diversified income across admissions, food and beverage, and private hire is a more fundable proposition than many buyers expect.
What lenders look at
Admissions and screen utilisation are the primary trading metrics. Lenders will examine the annual admissions figures, the average ticket yield, and the screen utilisation rate — the proportion of available screening slots that generate paying audiences. A cinema with consistent weekly admissions across a varied programming mix — new releases, classic film nights, live event screenings, and special events — is a more fundable proposition than one dependent on a handful of blockbuster releases for the majority of its annual footfall. Lenders will also assess the trend in admissions over the past three years — a stable or growing admissions base is assessed more confidently than one in decline.
Concessions and ancillary income are assessed alongside admissions. Cinema concessions — food, drinks, and snacks sold in the foyer and auditorium — generate high gross margins and are a significant contributor to overall profitability. Lenders will examine the spend per head on concessions alongside the admissions yield. A cinema with a licensed bar, a quality food offer, and strong concessions spend per head generates a more profitable and more fundable trading model than one with a basic confectionery counter. Private hire income — screening rooms hired for corporate events, private parties, or film club nights — adds a further revenue stream that lenders assess positively.
Projection and sound equipment are assessed as significant capital components. A cinema's projection and sound equipment — digital projectors, servers, sound systems, and screens — are the most important pieces of capital equipment in the business. Modern, up to date digital projection equipment with current studio certification is essential for showing new release films. Lenders will examine the age, condition, and ownership status of the projection systems. Ageing equipment approaching end of certificated life — or already unable to receive new release content — is a capital replacement cost that affects both the valuation and the fundability of the acquisition.
The premises and any lease or freehold terms are assessed carefully. A cinema operating from a freehold property — whether a purpose-built cinema or a converted building — provides the property security that significantly improves the funding structure. Leasehold cinemas are assessed on the remaining lease term, the rent level, and the landlord's commitment to the cinema use. Where the building is listed or in a conservation area, any restrictions on signage, external alterations, or internal modifications are assessed as part of the overall premises picture.

Common questions
Buying a cinema — your questions answered
How much deposit do I need to buy a cinema?+
Most cinema acquisitions are funded with a deposit of around 20% to 30% of the purchase price, though this varies with the strength of the trading figures, whether the deal includes freehold property, and your own experience. Where there is property security or a particularly strong trading history, lenders can sometimes go further.
Can I borrow against goodwill when buying a cinema?+
Yes. Specialist acquisition lenders will lend against goodwill where the trading history supports it, which is essential for leasehold deals with no bricks-and-mortar security. The application has to be presented so the underwriter can see the sustainable, transferable earnings behind that goodwill.
How long does it take to arrange finance to buy a cinema?+
Indicative terms are usually available within 48 hours of your enquiry. A full offer typically follows within two to four weeks, with completion driven mainly by valuation and the pace of the legal work on both sides.
Is iLendi Capital a lender or broker?+
iLendi Capital is an acquisition finance and loans broker, not a direct lender. We work with buyers across the UK to prepare their funding applications, introduce them to the lenders most likely to approve them, and manage the deal through to completion. We also specialise in government-backed facilities, helping you secure up to £2m toward your purchase.
