Trampoline & Activity Parks

Buying a trampoline or activity park?

We arrange the finance. You get the keys.

A trampoline park or indoor activity centre with strong session footfall, a busy party booking calendar, and a well-maintained equipment base is a genuinely fundable acquisition. Family activity venues have demonstrated consistent resilience — parents continue to invest in structured activity experiences for children regardless of broader economic conditions — and a well-run trampoline or activity park with consistent revenue across term time and school holidays is a more fundable proposition than many buyers expect.

What lenders look at

Session footfall and party bookings are the foundation. Lenders will examine the weekly session attendance, the average revenue per visitor, and the split between general admission sessions and pre-booked party and group packages. Party bookings are particularly valuable — they are booked in advance, carry higher average values, and generate consistent forward revenue visibility. A park with a strong party booking pipeline alongside healthy general admission footfall is a more fundable proposition than one dependent on variable walk-in trade. Lenders will verify income from booking system data, till records, and bank statements across a full year to assess seasonal patterns and annual revenue consistency.

Safety compliance and insurance are central to the underwriting. Trampoline parks and activity centres are subject to strict health and safety obligations — regular equipment inspections, staff training requirements, visitor waiver management, and public liability insurance are all standard operational requirements that lenders assess carefully. A park with a clean health and safety record, current RPII or equivalent equipment inspection certificates, up to date staff training documentation, and adequate public liability insurance cover is a more confident lending proposition than one with outstanding compliance issues or insurance gaps. Any historic incidents, HSE investigations, or insurance claims need to be disclosed and addressed in the application.

Equipment condition and replacement cycle are assessed as significant capital considerations. Trampoline parks carry substantial capital equipment — trampoline beds, foam pits, padding systems, structural frames, and any additional activity elements such as climbing walls, ninja courses, or soft play areas. Equipment has a defined inspection and replacement cycle — trampoline beds and padding in particular degrade with use and need periodic replacement to maintain safety standards and inspection certification. Lenders will examine the age, condition, and inspection history of key equipment. A park with recently inspected, well-maintained equipment and a clear replacement programme is a more fundable proposition than one with deferred maintenance and ageing infrastructure.

The lease and premises are assessed carefully. Trampoline and activity parks are almost exclusively leasehold — typically occupying large industrial or retail warehouse units. Lenders will examine the remaining lease term, the annual rent, and the rent-to-turnover ratio. The size of the premises — total floor area, ceiling height, car parking provision, and accessibility — directly determines the capacity of the park and the range of activities it can accommodate. A long remaining lease in a well-located, accessible warehouse unit with adequate ceiling height is a strong leasehold proposition.

How much can you borrow?

Every purchase is different. The amount you can borrow will depend on the trampoline & activity parks, its trading performance, the purchase price, your circumstances and the transaction structure.

Common questions

Buying a trampoline or activity park — your questions answered

How much deposit do I need to buy a trampoline or activity park?+

Most trampoline or activity park acquisitions are funded with a deposit of around 20% to 30% of the purchase price, though this varies with the strength of the trading figures, whether the deal includes freehold property, and your own experience. Where there is property security or a particularly strong trading history, lenders can sometimes go further.

Can I borrow against goodwill when buying a trampoline or activity park?+

Yes. Specialist acquisition lenders will lend against goodwill where the trading history supports it, which is essential for leasehold deals with no bricks-and-mortar security. The application has to be presented so the underwriter can see the sustainable, transferable earnings behind that goodwill.

How long does it take to arrange finance to buy a trampoline or activity park?+

Indicative terms are usually available within 48 hours of your enquiry. A full offer typically follows within two to four weeks, with completion driven mainly by valuation and the pace of the legal work on both sides.

Is iLendi Capital a lender or broker?+

iLendi Capital is an acquisition finance and loans broker, not a direct lender. We work with buyers across the UK to prepare their funding applications, introduce them to the lenders most likely to approve them, and manage the deal through to completion. We also specialise in government-backed facilities, helping you secure up to £2m toward your purchase.
