Plumbing & Heating

Buying a plumbing or heating business?

We arrange the finance. You get the keys.

A plumbing and heating business with a stable base of service and maintenance contracts, Gas Safe registered engineers, and a loyal domestic and commercial customer base is a genuinely fundable acquisition. Annual service contracts — where customers commit to boiler servicing, system maintenance, and priority call-out cover on a recurring basis — create predictable, contracted income that specialist lenders can assess with confidence. A well-run plumbing and heating business with strong contract renewal rates and a skilled, fully certified engineer team is a more fundable proposition than many buyers expect.

What lenders look at

Service contract income and renewal rates are the foundation. Lenders will examine the total contracted annual revenue from boiler service plans, maintenance agreements, and priority call-out contracts alongside the renewal rate and average contract tenure. Contracted service income is assessed most favourably because it generates regular, predictable revenue regardless of seasonal variation. Reactive plumbing and heating work generates higher margins per job but is less predictable — a business with a strong contracted service base supplemented by a busy reactive operation is the most fundable profile.

Gas Safe registration and engineer qualifications are central to the underwriting. All engineers working on gas appliances in the UK must be registered with the Gas Safe Register — this is a legal requirement and lenders will verify the registration status of the engineer team as part of their due diligence. The number of Gas Safe registered engineers in the team, their individual ticket categories — domestic gas, commercial gas, LPG, oil — and whether key engineers are contracted to stay through the transition are all assessed carefully. A business with multiple Gas Safe registered engineers across a range of ticket categories is more operationally resilient than one dependent on a single registered engineer.

Customer base and geographic density are assessed alongside the contract book. A plumbing and heating business serving a dense, geographically concentrated customer base — allowing engineers to complete more jobs per day with less travel time — is more efficient and more profitable than one with a dispersed customer base requiring long travel times between jobs. Lenders will examine the geographic spread of the customer base relative to the engineer team's base location. A tight, well-organised route structure with strong local market penetration is a materially stronger operational proposition.

Vehicles and equipment are assessed as asset finance components alongside the acquisition loan. A plumbing and heating business typically operates a fleet of liveried vans equipped with tools, parts stock, and specialist equipment — all of which hold asset value that can be financed separately from the goodwill. Lenders will examine the age, condition, and ownership status of vehicles and equipment. A well-maintained fleet with clear title, current MOTs, and up to date service histories is a stronger asset finance proposition than an ageing fleet with deferred maintenance.

05 — The funding

How much can you borrow?

Every purchase is different. The amount you can borrow will depend on the plumbing & heating, its trading performance, the purchase price, your circumstances and the transaction structure.

For this type of purchase, lenders will focus particularly on service contracts, engineer retention, job margins and van fleet. We prepare those details clearly and approach funders that understand the sector.

Common questions

Buying a plumbing or heating business — your questions answered

How much deposit do I need to buy a plumbing or heating business?+

Most plumbing or heating business acquisitions are funded with a deposit of around 20% to 30% of the purchase price, though this varies with the strength of the trading figures, whether the deal includes freehold property, and your own experience. Where there is property security or a particularly strong trading history, lenders can sometimes go further.

Can I borrow against goodwill when buying a plumbing or heating business?+

Yes. Specialist acquisition lenders will lend against goodwill where the trading history supports it, which is essential for leasehold deals with no bricks-and-mortar security. The application has to be presented so the underwriter can see the sustainable, transferable earnings behind that goodwill.

How long does it take to arrange finance to buy a plumbing or heating business?+

Indicative terms are usually available within 48 hours of your enquiry. A full offer typically follows within two to four weeks, with completion driven mainly by valuation and the pace of the legal work on both sides.

Is iLendi Capital a lender or broker?+

iLendi Capital is an acquisition finance and loans broker, not a direct lender. We work with buyers across the UK to prepare their funding applications, introduce them to the lenders most likely to approve them, and manage the deal through to completion. We also specialise in government-backed facilities, helping you secure up to £2m toward your purchase.
