Facilities Management
Buying a facilities management business?
We arrange the finance. You get the keys.
A facilities management business with a stable portfolio of contracted clients, a reliable service delivery team, and strong contract renewal rates is a genuinely fundable acquisition. Contracted facilities management income — where clients commit to ongoing service agreements covering maintenance, cleaning, security, or total FM packages — creates the kind of predictable, recurring revenue that specialist lenders can assess with confidence. A well-run FM business with diversified contracts and low client concentration is one of the most consistently fundable service business acquisitions available.
What lenders look at
Contract quality and portfolio composition are the foundation. Lenders will examine the total contracted annual revenue, the mix of service lines — hard FM, soft FM, or total FM — and the renewal history of the contract portfolio. Hard facilities management contracts — covering mechanical and electrical maintenance, HVAC, fire systems, and planned preventative maintenance — tend to generate longer contract terms and stronger renewal rates than soft FM services. A portfolio weighted toward hard FM or total FM contracts with long remaining terms is a more fundable proposition than one dependent on short-notice soft FM agreements.
Client concentration and contract transferability are assessed carefully. A facilities management business generating income across a broad client base — public sector, commercial, residential, or mixed — with no single client representing more than fifteen to twenty percent of total contracted revenue is a significantly stronger proposition than one dependent on a small number of large accounts. Public sector contracts are assessed on their procurement framework terms — some need retendering on change of ownership, which lenders factor into their assessment of income continuity.
Subcontractor relationships and service delivery model are reviewed as part of the overall deal. Many FM businesses deliver services through a combination of directly employed staff and specialist subcontractors — electrical, plumbing, roofing, and specialist maintenance trades. Lenders will want to understand the subcontractor network, the terms of those relationships, and whether key subcontractor agreements transfer to the incoming owner. A business with a stable, documented subcontractor base and clear service level agreements is a more confident lending proposition than one dependent on informal or personal subcontractor relationships.
Compliance and accreditation are assessed as part of due diligence. Facilities management businesses working in regulated environments — healthcare, education, or food production — often hold sector-specific accreditations such as ISO 9001, ISO 14001, or CHAS. The maintenance of those accreditations through the ownership change is a condition that both clients and lenders will want confirmed. Any outstanding compliance issues or HSE notices need to be addressed directly in the application narrative.

How much can you borrow?
Every purchase is different. The amount you can borrow will depend on the facilities management, its trading performance, the purchase price, your circumstances and the transaction structure.
For this type of purchase, lenders will focus particularly on contract retention, service margins, subcontractors and client concentration. We prepare those details clearly and approach funders that understand the sector.

Common questions
Buying a facilities management business — your questions answered
How much deposit do I need to buy a facilities management business?+
Most facilities management business acquisitions are funded with a deposit of around 20% to 30% of the purchase price, though this varies with the strength of the trading figures, whether the deal includes freehold property, and your own experience. Where there is property security or a particularly strong trading history, lenders can sometimes go further.
Can I borrow against goodwill when buying a facilities management business?+
Yes. Specialist acquisition lenders will lend against goodwill where the trading history supports it, which is essential for leasehold deals with no bricks-and-mortar security. The application has to be presented so the underwriter can see the sustainable, transferable earnings behind that goodwill.
How long does it take to arrange finance to buy a facilities management business?+
Indicative terms are usually available within 48 hours of your enquiry. A full offer typically follows within two to four weeks, with completion driven mainly by valuation and the pace of the legal work on both sides.
Is iLendi Capital a lender or broker?+
iLendi Capital is an acquisition finance and loans broker, not a direct lender. We work with buyers across the UK to prepare their funding applications, introduce them to the lenders most likely to approve them, and manage the deal through to completion. We also specialise in government-backed facilities, helping you secure up to £2m toward your purchase.
