Holiday Let & Short Stay

Buying a holiday let or short-stay business?

We arrange the finance. You get the keys.

Holiday let and short stay acquisitions come in two distinct forms — and we fund both. The first is the property itself: a freehold holiday let or serviced apartment where income is generated through short-term occupancy. The second is the management business: an established company managing short-term rental properties on behalf of owners, generating recurring management fee income from a live portfolio. Each is funded differently, assessed differently by lenders, and requires a broker who understands which structure applies to your specific acquisition.

What lenders look at

For property acquisitions — occupancy yield and seasonal trading pattern are the foundation. Lenders will examine the net annual occupancy rate, the average nightly rate, and the revenue per available night across the full trading year. A holiday let with consistent occupancy above sixty to seventy percent annually — or a shorter peak season with strong summer occupancy supplemented by weekend breaks and off-season bookings — is a strong lending proposition. Booking platform performance on Airbnb, Booking.com, and direct booking channels is assessed alongside the occupancy data. A property with a strong review score — four-point-five stars or above across a substantial number of reviews — demonstrates the guest experience quality that drives repeat bookings and sustainable occupancy. The property itself is assessed on both a trading and a vacant possession basis — the freehold provides the primary security and the holiday let income confirms serviceability.

For management business acquisitions — portfolio size and management fee income are the foundation. Lenders will examine the total number of properties under management, the average management fee rate, the monthly recurring fee income generated by the portfolio, and the landlord retention history. Short-term rental management businesses generate recurring income from a portfolio of properties that they manage on behalf of owners — taking a percentage of each booking as their management fee. A well-run management business with a large, stable portfolio and low landlord churn is assessed on the same basis as any recurring income service business. The portfolio's geographic concentration, the booking platform relationships, and the operational systems in place are all reviewed as indicators of the business's ability to maintain income after the ownership change.

Planning use and local authority regulations are reviewed for property acquisitions. Short-term holiday let use is subject to increasing regulatory scrutiny in many local authority areas — some councils have introduced Article 4 directions removing permitted development rights for short-term let use, and the Scottish Government has introduced a licensing regime for short-term lets. Lenders will want to confirm that the property has appropriate planning use for short-term letting and that there are no outstanding enforcement notices or regulatory issues. A property with a clean planning history and established short-term let use in an area without restrictive Article 4 directions is a more confident lending proposition.

What can we finance?

The Business Purchase

Funding to buy a trading business, including goodwill and the business assets.

The Freehold

Funding for the purchase of the premises from which the business operates.

The Leasehold

Funding to buy a business operating from leased premises.

Fixtures, Fittings and Equipment

Where appropriate, funding can also take account of the assets required to operate the business.

Working Capital

Depending on the transaction, we can arrange funding for the initial working capital required after you take ownership.

Every deal is assessed on its own merits — not every element of every purchase will be financeable, and we'll tell you plainly what is and what isn't.

04 — The lender's view

What will lenders look at?

Lenders want to see a professionally prepared funding application. They want to know that the business is viable, that the proposed borrowing is affordable and that their loan can be repaid as agreed.

We use our proven iLendi Six™ method to build a strong funding application around the things lenders need to understand about your purchase.

05 — The funding

How much can you borrow?

Every purchase is different. The amount you can borrow will depend on the business, its trading performance, the purchase price, your circumstances and the structure of the transaction.

For holiday lets and short-stay businesses, lenders will focus on occupancy and average nightly rate across a full twelve months, seasonality, planning use class and any local short-let restrictions, management and cleaning costs, and the property valuation.

We arrange funding across the UK and work with you to find the financing solution that best fits the purchase.

Common questions

Buying a holiday let or short-stay business — your questions answered

How much deposit do I need to buy a holiday let or short-stay business?+

Most holiday let or short-stay business acquisitions are funded with a deposit of around 20% to 30% of the purchase price, though this varies with the strength of the trading figures, whether the deal includes freehold property, and your own experience. Where there is property security or a particularly strong trading history, lenders can sometimes go further.

Can I borrow against goodwill when buying a holiday let or short-stay business?+

Yes. Specialist acquisition lenders will lend against goodwill where the trading history supports it, which is essential for leasehold deals with no bricks-and-mortar security. The application has to be presented so the underwriter can see the sustainable, transferable earnings behind that goodwill.

How long does it take to arrange finance to buy a holiday let or short-stay business?+

Indicative terms are usually available within 48 hours of your enquiry. A full offer typically follows within two to four weeks, with completion driven mainly by valuation and the pace of the legal work on both sides.

Is iLendi Capital a lender or broker?+

iLendi Capital is an acquisition finance and loans broker, not a direct lender. We work with buyers across the UK to prepare their funding applications, introduce them to the lenders most likely to approve them, and manage the deal through to completion. We also specialise in government-backed facilities, helping you secure up to £2m toward your purchase.
