Letting Agency & Property Management

Buying a letting agency or property management business?

We arrange the finance. You get the keys.

A letting and property management business is valued on the managed portfolio — units under management, the fee per unit, and landlord retention are the three numbers lenders examine first. Recurring management fee income of this kind is among the cleanest income a lender can assess — predictable, monthly, and largely independent of property market conditions. A well-run letting agency with a stable portfolio and high landlord retention is one of the most consistently fundable business acquisitions available.

What lenders look at

Portfolio size and fee income are the foundation. Lenders will examine the total number of units under management, the average management fee per unit, and the gross monthly recurring income that portfolio generates. A portfolio of two hundred or more managed properties generating consistent monthly fee income is a strong lending proposition. Lenders will also assess the mix of fully managed versus let-only instructions — fully managed properties generate ongoing monthly income while let-only instructions generate a one-off fee at the point of letting. A portfolio weighted toward fully managed instructions is more fundable than one dependent on let-only volume.

Landlord retention history is the most important indicator of income stability. Lenders will want to see how long landlords have been with the agency on average and how the portfolio has responded to previous ownership or management changes. High landlord retention — above ninety percent annually — demonstrates that the income base is loyal to the business rather than to the individual. Low retention raises questions about service quality and portfolio stability that need to be addressed directly in the application.

Void rates and arrears levels are assessed carefully. A portfolio with low void rates and minimal rent arrears demonstrates active, attentive property management that landlords value and remain with. High voids or significant arrears suggest management quality issues that affect both the income the lender is advancing against and the retention rates they can expect after the ownership change.

Client money protection and regulatory compliance are reviewed as standard. Letting agents holding client money are required to be registered with an approved client money protection scheme and an approved redress scheme — ARLA PropertyMark, RICS, or equivalent. Lenders will check compliance with these requirements. An agency that is fully compliant with current letting agent regulations — including the Tenant Fees Act and Right to Rent obligations — is a more fundable proposition than one with outstanding compliance issues.

How we help

We are acquisition finance and loans brokers, not lenders. We package your application, present it to the funders with genuine lettings sector appetite, and manage the process from first conversation through to completion.

We also arrange government-backed facilities for letting agency acquisitions — helping buyers access up to £2 million toward their purchase where the criteria are met.

Every letting agency acquisition is different. Tell us about the business. We will take it from there.

What can we help you buy?

We arrange acquisition finance and loans for letting agencies and property management businesses across the UK — from small managed books to substantial portfolios.

Fully managed portfolios

The most financeable structure — full management fees charged monthly on every unit under management. The asking prices for leasehold and freehold letting and property management agencies typically range from £100,000 to £3m.

Tenant-find and let-only books

Lower recurring income than full management, but still a valuable and transferable client base.

Block and leasehold management

Freeholder and RMC contracts with long notice periods and highly stable annual fees.

HMO and student specialists

Higher fee-per-unit portfolios with additional licensing and compliance work priced in.

Mixed sales and lettings agencies

Businesses where lettings management underpins a sales operation across the same catchment.

Portfolio-only acquisitions

Buying the managed book alone, without premises or staff — often the simplest structure to fund.

03 — The transaction

What can we finance?

The Business Purchase

Funding to buy a trading business, including goodwill and the business assets.

The Freehold

Funding for the purchase of the premises from which the business operates.

The Leasehold

Funding to buy a business operating from leased premises.

Fixtures, Fittings and Equipment

Where appropriate, funding can also take account of the assets required to operate the business.

Working Capital

Depending on the transaction, we can arrange funding for the initial working capital required after you take ownership.

Every deal is assessed on its own merits — not every element of every purchase will be financeable, and we'll tell you plainly what is and what isn't.

04 — The lender's view

What will lenders look at?

Lenders want to see a professionally prepared funding application. They want to know that the business is viable, that the proposed borrowing is affordable and that their loan can be repaid as agreed.

We use our proven iLendi Six™ method to build a strong funding application around the things lenders need to understand about your purchase.

05 — The funding

How much can you borrow?

Every purchase is different. The amount you can borrow will depend on the business, its trading performance, the purchase price, your circumstances and the structure of the transaction.

For letting and management businesses, lenders will focus on units under management, the average fee per unit, landlord retention over three years, client money protection and reconciliation, and whether management agreements transfer on a share or asset purchase.

We arrange funding across the UK and work with you to find the financing solution that best fits the purchase.

Common questions

Buying a letting agency or property management business — your questions answered

How much deposit do I need to buy a letting agency or property management business?+

Most letting agency or property management business acquisitions are funded with a deposit of around 20% to 30% of the purchase price, though this varies with the strength of the trading figures, whether the deal includes freehold property, and your own experience. Where there is property security or a particularly strong trading history, lenders can sometimes go further.

Can I borrow against goodwill when buying a letting agency or property management business?+

Yes. Specialist acquisition lenders will lend against goodwill where the trading history supports it, which is essential for leasehold deals with no bricks-and-mortar security. The application has to be presented so the underwriter can see the sustainable, transferable earnings behind that goodwill.

How long does it take to arrange finance to buy a letting agency or property management business?+

Indicative terms are usually available within 48 hours of your enquiry. A full offer typically follows within two to four weeks, with completion driven mainly by valuation and the pace of the legal work on both sides.

Is iLendi Capital a lender or broker?+

iLendi Capital is an acquisition finance and loans broker, not a direct lender. We work with buyers across the UK to prepare their funding applications, introduce them to the lenders most likely to approve them, and manage the deal through to completion. We also specialise in government-backed facilities, helping you secure up to £2m toward your purchase.
