Hotels
Buying a hotel?
We arrange the finance. You get the keys.
A hotel combines a trading business with a substantial property asset — rooms, food and beverage, events, and the freehold itself. For a buyer, that combination makes hotels one of the most substantial and financeable acquisitions in the market. Occupancy rates, RevPAR, and the mix of leisure and corporate trade are the numbers lenders focus on alongside the property value — and how those figures are presented makes a significant difference to the terms available. Specialist lenders with genuine hospitality property appetite assess trading performance and asset value together rather than treating a hotel purely as a commercial mortgage transaction.
What lenders look at
Occupancy rate and RevPAR are the primary trading metrics. Lenders will examine the trailing twelve months of occupancy data, the average daily rate, and the revenue per available room — RevPAR — which is the single most important performance indicator in hotel underwriting. A hotel consistently achieving occupancy above sixty-five to seventy percent with a strong and growing RevPAR trend is a significantly more fundable proposition than one with variable occupancy and a declining rate. Lenders will also assess the seasonality of the occupancy profile — a hotel with relatively even occupancy across the year is more resilient than one heavily dependent on a short peak season.
The income mix between rooms, food and beverage, and events is assessed alongside occupancy. Room revenue is the most fundable income stream — it is directly tied to the physical asset and generates the strongest contribution to debt serviceability. Food and beverage income, events and conferencing revenue, and any spa or leisure facilities add further income and margin that lenders assess positively. A hotel generating a diversified income mix across rooms, restaurant, and events is a more resilient proposition than one entirely dependent on room revenue — particularly where the food and beverage operation attracts non-resident customers and adds external income to the business.
The property is assessed as the primary security alongside the trading business. Hotel acquisitions are almost always secured against the freehold property — the building, the land, and the fixtures and fittings. Lenders will commission an independent RICS valuation of the hotel on both a trading and a vacant possession basis. The trading valuation — which reflects the hotel's value as a going concern — is typically higher than the vacant possession value and is the figure most relevant to the funding structure. The condition of the property, any outstanding maintenance requirements, and the age and condition of the bedroom and public area fit-out are all assessed as part of the overall property assessment.
Branding, management, and the operator's experience are reviewed alongside the financial performance. Where the hotel operates under a franchise brand — Premier Inn, Best Western, IHG, or similar — the brand agreement, its remaining term, and the incoming operator's ability to maintain the franchise relationship are all assessed. Where the hotel is independent, the operator's hospitality experience and management track record are particularly important — lenders will want to understand who will be running the hotel day to day and whether the management capability is in place to maintain occupancy and RevPAR after the ownership change.
How we help

02 — The opportunity
What can we help you buy?
We arrange acquisition finance and loans for hotel and guest house businesses across the UK — from small B&Bs to established independent hotels.
Independent hotels
Independent hotels with an established trading history, consistent occupancy, and a recognised local presence are substantive acquisitions that specialist lenders understand well. RevPAR, occupancy rates, and the mix of leisure and corporate trade are the primary metrics lenders focus on. The asking prices for leasehold and freehold hotels typically range from £400,000 to £3m.
Guest houses and B&Bs
Smaller hospitality properties — guest houses and bed and breakfast operations — are accessible entry points to hotel ownership. Many well-run B&Bs in market towns and coastal and rural locations generate strong year-round occupancy from a combination of leisure and business travellers.
Boutique hotels
Boutique hotels with a distinctive character, strong online reputation, and premium room rates attract above-average RevPAR and a loyal repeat guest base. The quality of the guest experience and the strength of the online reviews are recognised in the valuation.
Hotels with food and beverage
Hotels operating a restaurant, bar, or function room alongside accommodation have a diversified revenue base that lenders assess alongside room income. Food and beverage operations add complexity but also add revenue resilience — particularly where corporate and events business provides contracted income.
Freehold hotel properties
Most hotel acquisitions involve the property as well as the business. A commercial mortgage against the hotel building provides the primary funding, with the trading performance assessed to confirm the business can service the borrowing from its own cash flow.
Hotels with development potential
Hotels with planning permission or potential for additional rooms, annexes, or conversion of outbuildings present a value-add opportunity that lenders can factor into the funding structure. We work with lenders who understand hospitality property development alongside operational hotel funding.

04 — The lender's view
What will lenders look at?
Lenders want to see a professionally prepared funding application. They want to know that the business is viable, that the proposed borrowing is affordable and that their loan can be repaid as agreed.
We use our proven iLendi Six™ method to build a strong funding application around the things lenders need to understand about your purchase.

How much can you borrow?
Every purchase is different. The amount you can borrow will depend on the business, its trading performance, the purchase price, your circumstances and the structure of the transaction.
For hotels, lenders will look at occupancy and average room rate trends, the condition of the property, forward bookings, and any refurbishment the purchase requires.
We arrange funding and work with you to find the financing solution that best fits the purchase.

Common questions
Buying a hotel — your questions answered
How is a hotel purchase assessed?+
As a trading business and a property asset together. Occupancy, RevPAR, and the mix of leisure and corporate trade are assessed alongside the freehold value rather than as a straight commercial mortgage.
How much deposit do I need to buy a hotel?+
Most hotel acquisitions are funded with a deposit of around 20% to 30% of the purchase price, though this varies with the strength of the trading figures, whether the deal includes freehold property, and your own experience. Where there is property security or a particularly strong trading history, lenders can sometimes go further.
Can I borrow against goodwill when buying a hotel?+
Yes. Specialist acquisition lenders will lend against goodwill where the trading history supports it, which is essential for leasehold deals with no bricks-and-mortar security. The application has to be presented so the underwriter can see the sustainable, transferable earnings behind that goodwill.
How long does it take to arrange finance to buy a hotel?+
Indicative terms are usually available within 48 hours of your enquiry. A full offer typically follows within two to four weeks, with completion driven mainly by valuation and the pace of the legal work on both sides.
Is iLendi Capital a lender or broker?+
iLendi Capital is an acquisition finance and loans broker, not a direct lender. We work with buyers across the UK to prepare their funding applications, introduce them to the lenders most likely to approve them, and manage the deal through to completion. We also specialise in government-backed facilities, helping you secure up to £2m toward your purchase.
