Event Venues
Buying an event venue?
We arrange the finance. You get the keys.
An event venue with a strong forward booking pipeline, a diverse event calendar, and an established reputation in its local or regional market is a genuinely fundable acquisition. Event venues generate income across weddings, corporate events, private parties, conferences, and community functions — and a well-positioned venue with a diversified event mix and consistent annual revenue is a more fundable proposition than many buyers expect. The key is presenting the forward booking pipeline and the historic revenue clearly in a way that specialist lenders can assess with confidence.
What lenders look at
Forward bookings and revenue visibility are the foundation. Lenders will examine the value and volume of confirmed bookings at the point of acquisition — weddings and corporate events booked twelve to eighteen months ahead, private parties and functions booked three to six months ahead — and the deposits already collected against those bookings. A venue with a strong forward booking pipeline covering six to twelve months of projected revenue provides the income visibility that lenders look for in an event-based business. The pipeline beyond confirmed bookings — enquiries in negotiation and provisional holds — gives the lender a picture of the medium-term revenue outlook.
Revenue mix and event type diversity are assessed carefully. A venue generating income across a diversified event mix — weddings, corporate hospitality, private celebrations, conferences, and community events — is more resilient than one dependent on a single event type. Weddings are particularly valuable — they are booked well in advance, carry high average values, and generate strong ancillary income from catering, bar, and additional services. A venue with a strong wedding diary supplemented by corporate and private event income is a significantly more fundable proposition than one dependent entirely on irregular corporate bookings or one-off private functions.
The property and premises are assessed as significant components of the overall deal. Most event venue acquisitions involve a freehold property — the building, the grounds, the parking, and any ancillary accommodation. The freehold provides the primary security and lenders will commission an independent RICS valuation on both a trading and a vacant possession basis. The condition of the venue spaces, the capacity of the main event room, the catering kitchen specification, and any accommodation or glamping provision on site are all assessed as indicators of the venue's ability to attract and service its target event types.
Licences and planning use are reviewed as part of due diligence. An event venue typically holds a premises licence authorising the sale of alcohol and regulated entertainment — the licence must have a clean compliance history and any conditions, noise abatement notices, or enforcement actions need to be disclosed. Planning use for events — particularly for outdoor events, weddings in agricultural buildings, or venues in Green Belt locations — may include specific planning conditions on hours, noise levels, or the number of events permitted per year. Lenders will want to understand the licensing and planning position fully before issuing a funding offer.

Common questions
Buying an event venue — your questions answered
How much deposit do I need to buy an event venue?+
Most event venue acquisitions are funded with a deposit of around 20% to 30% of the purchase price, though this varies with the strength of the trading figures, whether the deal includes freehold property, and your own experience. Where there is property security or a particularly strong trading history, lenders can sometimes go further.
Can I borrow against goodwill when buying an event venue?+
Yes. Specialist acquisition lenders will lend against goodwill where the trading history supports it, which is essential for leasehold deals with no bricks-and-mortar security. The application has to be presented so the underwriter can see the sustainable, transferable earnings behind that goodwill.
How long does it take to arrange finance to buy an event venue?+
Indicative terms are usually available within 48 hours of your enquiry. A full offer typically follows within two to four weeks, with completion driven mainly by valuation and the pace of the legal work on both sides.
Is iLendi Capital a lender or broker?+
iLendi Capital is an acquisition finance and loans broker, not a direct lender. We work with buyers across the UK to prepare their funding applications, introduce them to the lenders most likely to approve them, and manage the deal through to completion. We also specialise in government-backed facilities, helping you secure up to £2m toward your purchase.
