Yoga & Pilates Studios

Buying a yoga or pilates studio?

We arrange the finance. You get the keys.

A yoga or Pilates studio with a loyal client base, consistent class attendance, and experienced instructors is a genuinely fundable acquisition. Both disciplines have grown significantly beyond niche wellness categories into mainstream fitness — driven by growing consumer awareness of mental health, flexibility, and mind-body wellbeing. A well-run studio with strong membership retention, a diverse class timetable, and a differentiated offering is a more fundable proposition than many buyers expect.

What lenders look at

Membership income and class utilisation are the foundation. Lenders will examine the total number of active members and class pass holders, the average monthly revenue per client, and the class utilisation rate across the studio timetable. A studio with consistently high class attendance — above sixty to seventy percent of available capacity — and a stable, growing client base is a significantly more fundable proposition than one with poor timetable utilisation and high client turnover. Booking platform data from Mindbody, Glofox, or similar provides independently verifiable attendance and revenue data that lenders assess positively alongside bank statements and VAT returns.

For Pilates studios specifically — Reformer equipment is assessed as a significant asset component. Reformer Pilates studios carry substantial capital equipment — Reformer beds, which can cost £2,000 to £5,000 each — that holds genuine asset value. A studio with ten or more owned Reformer beds in good condition is carrying a significant equipment asset that can be financed separately from the goodwill, reducing the net cash requirement from the buyer. Lenders will examine the age, condition, and ownership status of Reformer equipment. Well-maintained Reformers with clear title and current service records strengthen the overall asset picture materially.

Instructor retention and teaching credentials are critical. Yoga and Pilates studios are as dependent on their instructors as boutique fitness studios — clients follow teachers they trust and whose style they connect with. The departure of a popular yoga teacher or Pilates instructor can trigger significant client attrition. Lenders will want to understand which instructors are central to client retention, their qualification level — RYT 200, RYT 500, APPI-certified, STOTT-certified, or equivalent — whether they are employed or self-employed, and whether key instructors are contracted to stay through the ownership transition.

The lease and premises are assessed carefully. Yoga and Pilates studios are almost exclusively leasehold — occupying converted retail units, dedicated studio spaces, or wellness centre premises. Lenders will examine the remaining lease term, the annual rent, and the rent-to-turnover ratio. The studio environment — sprung wooden floors, natural light, changing facilities, and a calm, welcoming aesthetic — is assessed as part of the overall client experience picture. A well-fitted studio in a good location on a secure long-term lease is a strong leasehold proposition.

How we help

We are acquisition finance and loans brokers, not lenders. We package your application, present it to the funders with genuine fitness sector appetite, and manage the process from first conversation through to completion.

We also arrange government-backed facilities for yoga and Pilates studio acquisitions — helping buyers access up to £2 million toward their purchase where the criteria are met.

Every studio acquisition is different. Tell us about the business. We will take it from there.

How much can you borrow?

Every purchase is different. The amount you can borrow will depend on the yoga & pilates studios, its trading performance, the purchase price, your circumstances and the transaction structure.

For this type of purchase, lenders will focus particularly on memberships, class utilisation, instructor retention and room capacity. We prepare those details clearly and approach funders that understand the sector.

Common questions

Buying a yoga or pilates studio — your questions answered

How much deposit do I need to buy a yoga or pilates studio?+

Most yoga or pilates studio acquisitions are funded with a deposit of around 20% to 30% of the purchase price, though this varies with the strength of the trading figures, whether the deal includes freehold property, and your own experience. Where there is property security or a particularly strong trading history, lenders can sometimes go further.

Can I borrow against goodwill when buying a yoga or pilates studio?+

Yes. Specialist acquisition lenders will lend against goodwill where the trading history supports it, which is essential for leasehold deals with no bricks-and-mortar security. The application has to be presented so the underwriter can see the sustainable, transferable earnings behind that goodwill.

How long does it take to arrange finance to buy a yoga or pilates studio?+

Indicative terms are usually available within 48 hours of your enquiry. A full offer typically follows within two to four weeks, with completion driven mainly by valuation and the pace of the legal work on both sides.

Is iLendi Capital a lender or broker?+

iLendi Capital is an acquisition finance and loans broker, not a direct lender. We work with buyers across the UK to prepare their funding applications, introduce them to the lenders most likely to approve them, and manage the deal through to completion. We also specialise in government-backed facilities, helping you secure up to £2m toward your purchase.
