Martial Arts & Dance Studios
Buying a martial arts or dance studio?
We arrange the finance. You get the keys.
A martial arts or dance studio with a loyal student base, consistent class attendance, and qualified, established instructors is a genuinely fundable acquisition. Both disciplines generate strong recurring income from weekly class memberships and term fees — children's classes in particular create highly sticky, family-centred income streams where parents commit to ongoing tuition for their children across multiple years. A well-run studio with a diverse class timetable, strong grading or examination income, and a differentiated community reputation is a more fundable proposition than many buyers expect.
What lenders look at
Membership income and term fees are the foundation. Lenders will examine the total number of active students across all class types and age groups, the average monthly or termly fee per student, and the monthly churn rate. Children's classes generate the most stable and fundable income — families rarely withdraw children mid-term and often continue for multiple years as children progress through grades or examinations. Adult classes tend to have higher churn but generate stronger margins per student. A studio with a well-balanced mix of children's and adult classes across multiple disciplines — martial arts styles, dance genres, or both — is a more fundable proposition than one dependent on a single class type or age group.
Grading, examination, and competition income are assessed alongside regular class fees. Martial arts studios generate additional income from grading examinations — students paying to be assessed for belt or grade progression — which is a recurring, high-margin income stream that compounds as the student base grows. Dance studios generate examination income through ISTD, RAD, or IDTA examinations and competition entry fees. These additional income streams are assessed positively by lenders as indicators of student progression, commitment, and long-term retention.
Instructor retention and safeguarding compliance are critical. Martial arts and dance studios working with children are subject to safeguarding obligations — DBS checks for all instructors and staff working with under-18s, a documented safeguarding policy, and a designated safeguarding lead are standard requirements. Lenders will check safeguarding compliance as part of their due diligence — a studio with up to date DBS checks, a current safeguarding policy, and a clean safeguarding history is a more confident lending proposition than one with outstanding compliance gaps. Instructor qualifications — black belt or equivalent in the relevant martial art, or ISTD, RAD, or IDTA teaching qualifications for dance — and whether key instructors are contracted to stay through the transition are also reviewed.
The lease and premises are assessed carefully. Martial arts and dance studios are almost exclusively leasehold — occupying converted industrial units, community hall spaces, or purpose-fitted studio premises. Lenders will examine the remaining lease term, the annual rent, and the rent-to-turnover ratio. The studio space — sprung or matted flooring appropriate to the discipline, mirrors, changing facilities, waiting areas for parents, and adequate ceiling height — is assessed as part of the overall client experience and operational picture. A well-fitted studio on a secure long-term lease in a location accessible to its student catchment is a strong leasehold proposition.

Common questions
Buying a martial arts or dance studio — your questions answered
How much deposit do I need to buy a martial arts or dance studio?+
Most martial arts or dance studio acquisitions are funded with a deposit of around 20% to 30% of the purchase price, though this varies with the strength of the trading figures, whether the deal includes freehold property, and your own experience. Where there is property security or a particularly strong trading history, lenders can sometimes go further.
Can I borrow against goodwill when buying a martial arts or dance studio?+
Yes. Specialist acquisition lenders will lend against goodwill where the trading history supports it, which is essential for leasehold deals with no bricks-and-mortar security. The application has to be presented so the underwriter can see the sustainable, transferable earnings behind that goodwill.
How long does it take to arrange finance to buy a martial arts or dance studio?+
Indicative terms are usually available within 48 hours of your enquiry. A full offer typically follows within two to four weeks, with completion driven mainly by valuation and the pace of the legal work on both sides.
Is iLendi Capital a lender or broker?+
iLendi Capital is an acquisition finance and loans broker, not a direct lender. We work with buyers across the UK to prepare their funding applications, introduce them to the lenders most likely to approve them, and manage the deal through to completion. We also specialise in government-backed facilities, helping you secure up to £2m toward your purchase.
