Window & Door Installers

Buying a window or door installation business?

We arrange the finance. You get the keys.

A window or door installation business with a strong forward order book, an established customer referral base, and a skilled installation team is a genuinely fundable acquisition. Customer deposits on signed orders provide a forward revenue visibility that specialist lenders can assess alongside historic trading performance. A well-run installation business with consistent order volumes, recognised accreditations, and a reliable installer team is a more fundable proposition than many buyers expect.

What lenders look at

The forward order book and deposit position are the foundation. Lenders will examine the value of signed orders at the point of acquisition, the deposit percentage collected on each order, and the expected installation and completion schedule. A business with a strong forward order book — ideally covering three to six months of projected revenue — and customer deposits already collected provides the income visibility and cash position that lenders look for. The quality of the order book matters as well as its size — orders with full surveys completed, products specified, and manufacturing instructed are more advanced and more certain than enquiries still at the quoting stage.

FENSA or CERTASS registration is central to the underwriting. Window and door installations that replace thermally controlled elements are notifiable work under Part L of the Building Regulations — the business must be registered with a competent person scheme such as FENSA or CERTASS to self-certify its installations without notifying the local authority. Most mortgage lenders and conveyancers need FENSA or CERTASS certificates on completion of a property sale, making registration a condition of operating effectively in the residential market. Lenders will check registration status as a primary due diligence step — the maintenance of FENSA or CERTASS registration through the ownership change must be confirmed before a funding offer is issued.

Customer acquisition and referral sources are assessed alongside the order book. Window and door installation businesses generate new orders through a mix of channels — showrooms, online enquiries, door-to-door canvassing, and customer referrals. A business with a strong referral rate — existing customers recommending the business to friends, family, and neighbours — demonstrates the installation quality and customer service that drives sustainable order flow. Lenders will want to understand the customer acquisition model and how dependent the order pipeline is on the personal selling activity of the outgoing owner.

Installer retention and CSCS card status are reviewed carefully. Installation businesses are operationally dependent on their fitting teams — experienced window and door installers are difficult to recruit and their departure directly affects both installation capacity and quality. CSCS card holding — the Construction Skills Certification Scheme — is increasingly specified by commercial clients and housing developers. Lenders will want to understand the installer team's stability, their experience and qualifications, and whether key fitters are contracted to stay through the transition.

05 — The funding

How much can you borrow?

Every purchase is different. The amount you can borrow will depend on the window & door installers, its trading performance, the purchase price, your circumstances and the transaction structure.

For this type of purchase, lenders will focus particularly on order book, deposits, supplier terms, accreditations and installation teams. We prepare those details clearly and approach funders that understand the sector.

We arrange funding across the UK and work with you to find the financing solution that best fits the purchase.

Common questions

Buying a window or door installation business — your questions answered

How much deposit do I need to buy a window or door installation business?+

Most window or door installation business acquisitions are funded with a deposit of around 20% to 30% of the purchase price, though this varies with the strength of the trading figures, whether the deal includes freehold property, and your own experience. Where there is property security or a particularly strong trading history, lenders can sometimes go further.

Can I borrow against goodwill when buying a window or door installation business?+

Yes. Specialist acquisition lenders will lend against goodwill where the trading history supports it, which is essential for leasehold deals with no bricks-and-mortar security. The application has to be presented so the underwriter can see the sustainable, transferable earnings behind that goodwill.

How long does it take to arrange finance to buy a window or door installation business?+

Indicative terms are usually available within 48 hours of your enquiry. A full offer typically follows within two to four weeks, with completion driven mainly by valuation and the pace of the legal work on both sides.

Is iLendi Capital a lender or broker?+

iLendi Capital is an acquisition finance and loans broker, not a direct lender. We work with buyers across the UK to prepare their funding applications, introduce them to the lenders most likely to approve them, and manage the deal through to completion. We also specialise in government-backed facilities, helping you secure up to £2m toward your purchase.
