Pest Control

Buying a pest control business?

We arrange the finance. You get the keys.

A pest control business with a stable base of contracted service clients, a qualified technician team, and strong route density is a genuinely fundable acquisition. Contracted pest control income — where commercial clients commit to regular treatment programmes on annual or rolling agreements — creates predictable, recurring revenue that specialist lenders can assess with confidence. A well-run pest control business with diversified contracts across multiple sectors and a loyal client base is a more fundable proposition than many buyers expect.

What lenders look at

Contract quality and renewal rates are the foundation. Lenders will examine the total contracted annual revenue, the split between commercial contracts and domestic call-out work, the renewal rate, and the average contract tenure. Commercial contracts — with food businesses, hotels, housing associations, healthcare facilities, and local authorities — provide the recurring, scheduled income that lenders advance against most confidently. Domestic call-out work generates higher margins per visit but is less predictable. A business generating sixty percent or more of its income from contracted commercial clients is a significantly more fundable proposition than one dependent primarily on reactive domestic work.

Client concentration and sector mix are assessed carefully. A pest control business serving a diversified client base across multiple sectors — food and hospitality, healthcare, retail, residential property management, and local authority — is a more resilient proposition than one heavily dependent on a single sector or a small number of large accounts. Food sector clients are particularly valuable — food businesses have a regulatory obligation to maintain pest control programmes, which makes their contracts highly sticky and renewal rates consistently high.

Technician qualifications and BPCA or RSPH accreditation are reviewed as part of due diligence. The British Pest Control Association and the Royal Society for Public Health both offer recognised industry qualifications — BPCA membership and RSPH-qualified technicians are conditions of many commercial contracts, particularly in food production, healthcare, and local authority work. Lenders familiar with pest control acquisitions will check the qualification and membership status of the technical team. The maintenance of those qualifications and memberships through the ownership change must be confirmed before a funding offer is issued.

Route density and geographic coverage are assessed alongside the contract book. A pest control business with high route density — many contracted clients within a compact geographic area — operates more efficiently and profitably than one with a dispersed client base requiring long travel times between visits. Lenders will examine the geographic concentration of the contract book relative to the technician team's base. A dense, well-organised route structure with strong local market penetration is a materially stronger operational proposition.

How we help

We are acquisition finance and loans brokers, not lenders. We package your application, present it to the funders with genuine commercial services appetite, and manage the process from first conversation through to completion.

We also arrange government-backed facilities for pest control business acquisitions — helping buyers access up to £2 million toward their purchase where the criteria are met.

Every pest control acquisition is different. Tell us about the business. We will take it from there.

05 — The funding

How much can you borrow?

Every purchase is different. The amount you can borrow will depend on the pest control, its trading performance, the purchase price, your circumstances and the transaction structure.

For this type of purchase, lenders will focus particularly on service contracts, technician retention, compliance and route density. We prepare those details clearly and approach funders that understand the sector.

We arrange funding across the UK and work with you to find the financing solution that best fits the purchase.

Common questions

Buying a pest control business — your questions answered

How much deposit do I need to buy a pest control business?+

Most pest control business acquisitions are funded with a deposit of around 20% to 30% of the purchase price, though this varies with the strength of the trading figures, whether the deal includes freehold property, and your own experience. Where there is property security or a particularly strong trading history, lenders can sometimes go further.

Can I borrow against goodwill when buying a pest control business?+

Yes. Specialist acquisition lenders will lend against goodwill where the trading history supports it, which is essential for leasehold deals with no bricks-and-mortar security. The application has to be presented so the underwriter can see the sustainable, transferable earnings behind that goodwill.

How long does it take to arrange finance to buy a pest control business?+

Indicative terms are usually available within 48 hours of your enquiry. A full offer typically follows within two to four weeks, with completion driven mainly by valuation and the pace of the legal work on both sides.

Is iLendi Capital a lender or broker?+

iLendi Capital is an acquisition finance and loans broker, not a direct lender. We work with buyers across the UK to prepare their funding applications, introduce them to the lenders most likely to approve them, and manage the deal through to completion. We also specialise in government-backed facilities, helping you secure up to £2m toward your purchase.
