CCTV & Security Services

Buying a CCTV or security services business?

We arrange the finance. You get the keys.

A CCTV or security services business with a stable base of monitored maintenance contracts, accredited engineers, and established client relationships is a genuinely fundable acquisition. Recurring monitoring and maintenance income — where clients pay monthly or annual fees for system monitoring, planned maintenance, and emergency call-out cover — creates the predictable, contracted revenue stream that specialist lenders can assess with confidence. A well-run security business with strong contract renewal rates and recognised industry accreditations is a more fundable proposition than many buyers expect.

What lenders look at

Recurring contract income is the foundation. Lenders will examine the total contracted annual recurring revenue — monitoring fees, maintenance agreements, and service contracts — alongside the renewal rate and average contract tenure. Monitoring contracts are assessed most favourably because they generate monthly income with minimal variable cost. Maintenance and service contracts provide a secondary recurring income stream alongside installation and project work. A business generating sixty percent or more of its income from recurring contracted sources is a significantly more fundable proposition than one dependent primarily on new installation projects.

NSI or SSAIB accreditation is central to the underwriting. The National Security Inspectorate and the Security Systems and Alarms Inspection Board are the two recognised accreditation bodies for the UK security industry — accreditation with one or both is a condition of many commercial and insurance-mandated contracts. Lenders familiar with security business acquisitions will check accreditation status as a primary due diligence step. The maintenance of NSI or SSAIB accreditation through the ownership change must be confirmed before any funding offer is issued — loss of accreditation would directly affect the business's ability to service its existing contract base.

Engineer retention and SIA licensing are reviewed carefully. Security businesses are operationally dependent on their engineers and, where manned guarding is provided, their licensed security operatives. SIA licensing — issued by the Security Industry Authority — is mandatory for door supervisors, security guards, and CCTV operators in public spaces. Lenders will want to understand the team's stability, their SIA licence status, and whether key engineers and operatives are contracted to stay through the transition. The departure of NSI-qualified engineers can affect accreditation compliance directly.

Equipment and monitoring infrastructure are assessed as part of the overall deal. Security businesses carry significant capital equipment — monitoring station technology, installation vehicles, tools, and customer-installed systems. Where the business operates its own monitoring centre, the infrastructure and its capacity are assessed as a significant operational asset. Lenders will examine the age, condition, and replacement schedule of key equipment alongside the contract base it supports.

How we help

We are acquisition finance and loans brokers, not lenders. We package your application, present it to the funders with genuine commercial services appetite, and manage the process from first conversation through to completion.

We also arrange government-backed facilities for CCTV and security business acquisitions — helping buyers access up to £2 million toward their purchase where the criteria are met.

Every security business acquisition is different. Tell us about the business. We will take it from there.

How much can you borrow?

Every purchase is different. The amount you can borrow will depend on the cctv & security services, its trading performance, the purchase price, your circumstances and the transaction structure.

Common questions

Buying a CCTV or security services business — your questions answered

How much deposit do I need to buy a CCTV or security services business?+

Most CCTV or security services business acquisitions are funded with a deposit of around 20% to 30% of the purchase price, though this varies with the strength of the trading figures, whether the deal includes freehold property, and your own experience. Where there is property security or a particularly strong trading history, lenders can sometimes go further.

Can I borrow against goodwill when buying a CCTV or security services business?+

Yes. Specialist acquisition lenders will lend against goodwill where the trading history supports it, which is essential for leasehold deals with no bricks-and-mortar security. The application has to be presented so the underwriter can see the sustainable, transferable earnings behind that goodwill.

How long does it take to arrange finance to buy a CCTV or security services business?+

Indicative terms are usually available within 48 hours of your enquiry. A full offer typically follows within two to four weeks, with completion driven mainly by valuation and the pace of the legal work on both sides.

Is iLendi Capital a lender or broker?+

iLendi Capital is an acquisition finance and loans broker, not a direct lender. We work with buyers across the UK to prepare their funding applications, introduce them to the lenders most likely to approve them, and manage the deal through to completion. We also specialise in government-backed facilities, helping you secure up to £2m toward your purchase.
