Buying a hair salon?

We arrange the finance. You get the keys.

A hair salon with a loyal client book, an established team, and a prime accessible location is an attractive and genuinely fundable business to buy. Goodwill, fittings, and a well-positioned high street or parade location combine to give the purchase real substance — and a salon where the team stays post-acquisition is one where the client base stays too. That is the single most important factor lenders and buyers both assess — and getting it right is what makes a salon acquisition work.

What lenders look at

Weekly takings and chair utilisation are the foundation. Lenders will examine the weekly turnover — verified from till data, bank statements, and VAT returns — and the chair utilisation rate across the working week. A salon with strong chair utilisation — above seventy percent of available chair hours across the working week — and consistent weekly takings is a significantly more fundable proposition than one with poor utilisation and variable income. Lenders will also assess the revenue mix — services such as colouring, treatments, and extensions generate higher average ticket values than basic cuts — and the proportion of pre-booked versus walk-in trade. A high pre-booked proportion indicates client loyalty and reduces income variability.

Stylist retention is the most critical factor in any salon acquisition. Client loyalty in a hair salon is personal — clients follow their stylist, not the salon brand. The departure of a senior stylist or the salon's most popular colourist can trigger immediate client attrition that directly affects weekly turnover. Lenders will want to understand which stylists are central to client retention, their employment status — employed or self-employed chair renters — their individual client books, and whether key stylists are contracted to stay through the ownership transition. A salon where client relationships are distributed across the whole team — rather than concentrated on one or two individuals — is a materially more fundable and more resilient acquisition.

The lease and premises are assessed carefully. Most hair salon acquisitions are leasehold — lenders will examine the remaining lease term, the annual rent, and the rent-to-turnover ratio. A well-located salon on a busy high street, parade, or shopping centre with strong passing footfall and easy parking or public transport access is a significantly stronger proposition than one in a secondary or residential location dependent on appointment-only trade. A lease with five or more years remaining at a competitive rent is a sound leasehold proposition.

Fit-out condition and equipment are assessed alongside the trading performance. A hair salon fit-out — backwashes, styling chairs, mirrors, colour processing stations, and reception area — represents a significant capital investment that depreciates over time. Lenders will assess the age and condition of the fit-out alongside the lease terms. A recently refurbished salon with a modern, well-maintained fit-out in good working order is a stronger proposition than one with an ageing interior that will need significant investment in the near term.

How we help

We are acquisition finance and loans brokers, not lenders. We package your application, present it to the funders with genuine retail and personal services appetite, and manage the process from first conversation through to completion.

We also arrange government-backed facilities for hair salon acquisitions — helping buyers access up to £2 million toward their purchase where the criteria are met.

Every salon acquisition is different. Tell us about the business. We will take it from there.

02 — The opportunity

What can we help you buy?

We arrange acquisition finance and loans for hair and beauty salon businesses across the UK — from busy high street salons to premium beauty destinations.

Established hair salons

A salon with a loyal client book, an established team, and a prime location is a genuinely financeable acquisition. The UK has a dense and active salon market — well-run businesses with strong client retention change hands regularly. The asking prices for leasehold and freehold hair salons typically range from £30,000 to £200,000.

Beauty salons and treatment rooms

Beauty salons offering treatments — facials, massage, nails, waxing, and aesthetic services — generate strong revenue per appointment and high client retention. The treatment menu and booking data are key to how lenders assess the business.

Combined hair and beauty salons

Salons offering a full hair and beauty service under one roof attract a broader client base and higher average spend per visit. The combination of recurring hair appointments with treatment bookings creates a diversified revenue model.

Salons with chair rental income

Salons where stylists rent their chairs provide a contracted income stream alongside any directly employed staff. Chair rental income reduces the business's reliance on any single operator and adds a layer of revenue stability that lenders recognise.

Premium and destination salons

High-end salons in affluent postcodes and premium market towns command higher valuations and attract buyers seeking an established premium client base. Lenders assess the client demographics and average spend alongside the accounts.

Salons with product retail

Salons with an established retail offering — professional haircare, skincare, or beauty products — generate additional margin alongside service revenue. Retail income diversifies the revenue base and can be assessed alongside treatment and appointment income.

What can we finance?

The Business Purchase

Funding to buy a trading business, including goodwill and the business assets.

The Freehold

Funding for the purchase of the premises from which the business operates.

The Leasehold

Funding to buy a business operating from leased premises.

Fixtures, Fittings and Equipment

Where appropriate, funding can also take account of the assets required to operate the business.

Working Capital

Depending on the transaction, we can arrange funding for the initial working capital required after you take ownership.

Every deal is assessed on its own merits — not every element of every purchase will be financeable, and we'll tell you plainly what is and what isn't.

04 — The lender's view

What will lenders look at?

Lenders want to see a professionally prepared funding application. They want to know that the business is viable, that the proposed borrowing is affordable and that their loan can be repaid as agreed.

We use our proven iLendi Six™ method to build a strong funding application around the things lenders need to understand about your purchase.

05 — The funding

How much can you borrow?

Every purchase is different. The amount you can borrow will depend on the business, its trading performance, the purchase price, your circumstances and the structure of the transaction.

For salons, lenders will look at the client book and rebooking rates, stylist retention after the sale, chair rental agreements, and the length and cost of the lease.

We arrange funding and work with you to find the financing solution that best fits the purchase.

Common questions

Buying a hair salon — your questions answered

What do lenders look at in a salon purchase?+

Client retention, chair utilisation, and whether the existing team stays after completion. A salon where the team remains is one where the client book remains, and that is the single biggest factor in the assessment.

How much deposit do I need to buy a hair salon?+

Most hair salon acquisitions are funded with a deposit of around 20% to 30% of the purchase price, though this varies with the strength of the trading figures, whether the deal includes freehold property, and your own experience. Where there is property security or a particularly strong trading history, lenders can sometimes go further.

Can I borrow against goodwill when buying a hair salon?+

Yes. Specialist acquisition lenders will lend against goodwill where the trading history supports it, which is essential for leasehold deals with no bricks-and-mortar security. The application has to be presented so the underwriter can see the sustainable, transferable earnings behind that goodwill.

How long does it take to arrange finance to buy a hair salon?+

Indicative terms are usually available within 48 hours of your enquiry. A full offer typically follows within two to four weeks, with completion driven mainly by valuation and the pace of the legal work on both sides.

Is iLendi Capital a lender or broker?+

iLendi Capital is an acquisition finance and loans broker, not a direct lender. We work with buyers across the UK to prepare their funding applications, introduce them to the lenders most likely to approve them, and manage the deal through to completion. We also specialise in government-backed facilities, helping you secure up to £2m toward your purchase.
