The diary is the asset. Rebooking rates, chair rental income and the stylists who must stay for the goodwill to transfer.

The diary is the asset
A salon's value is forward-booked appointments. The booking system shows column utilisation per stylist, rebooking rates and client retention across the year. Sixty per cent rebooking or better means the goodwill is real and will survive a change of owner.
Count every income line
- —Employed stylists' service revenue against their wage cost
- —Chair and room rentals — landlord-style income on top
- —Retail product sales and treatment courses sold in advance
The people question
Clients follow stylists. Before completion, establish which stylists intend to stay and on what terms — a departing senior stylist can take a column of clients with them. Retention agreements are a normal, negotiable part of the deal.
Funding a salon purchase
Salons typically sell for modest sums — commonly £30,000 to £200,000 — funded with an unsecured term loan over three to seven years with deposits ranging from 5% to 30%. Vendor deferral is common and keeps the seller invested in a smooth handover of the client book.
The UK has a dense and active salon acquisition market. Well-run salons with strong client retention and an established team typically ask between £60,000 and £250,000 for leasehold sites. Lenders consider deposits ranging from 5% to 30%, with specialist lenders assessing client book quality, chair utilisation, and team stability alongside the trading accounts.
