Breweries & Distilleries
Buying a brewery or distillery?
We arrange the finance. You get the keys.
A brewery or distillery with an established brand, a diversified distribution network, and a consistent production output is a genuinely fundable acquisition. The craft brewing and artisan spirits sectors have grown significantly over the past decade — consumer demand for provenance, quality, and the stories behind independent producers has created a vibrant market for well-positioned craft producers. A well-run brewery or distillery with strong wholesale accounts, a taproom or visitor experience, and a recognised brand is a more fundable proposition than many buyers expect.
What lenders look at
Revenue mix and distribution channels are the foundation. Lenders will examine the total annual revenue and the split across distribution channels — wholesale supply to on-trade venues and off-licences, direct-to-consumer sales through a taproom or visitor centre, online sales, and any supermarket or retail listing income. Wholesale supply contracts — particularly those with regional or national distributors, pub groups, or retailers — provide the contracted, recurring income that lenders advance against most confidently. A brewery or distillery generating income across multiple distribution channels with no single channel representing more than thirty to forty percent of total revenue is a significantly more fundable proposition than one dependent on a single customer or distribution relationship.
HMRC duty compliance and the alcohol production licence are central to the underwriting. Breweries and distilleries are subject to HMRC excise duty on all alcohol produced — Alcohol Duty is paid on each litre of alcohol at rates that vary by product type and strength. Lenders will check that the business holds a current alcohol production licence, that duty returns are up to date and accurately filed, and that there are no outstanding HMRC compliance issues or duty arrears. Any historic duty compliance issues, HMRC enquiries, or outstanding liabilities need to be disclosed and addressed before a funding offer is issued.
Production equipment and capacity are assessed as significant asset finance components. Breweries and distilleries carry substantial capital equipment — brewing vessels, fermentation tanks, stills, bottling lines, cask and keg equipment, and cold storage. Lenders will examine the age, condition, and ownership status of key production equipment. Well-maintained, modern production equipment with clear title and current calibration certificates strengthens the overall asset picture. Equipment subject to existing finance arrangements needs to be disclosed. Production capacity relative to current output is also assessed — a business operating at sixty to seventy percent of capacity has growth headroom that lenders assess positively.
Brand strength and intellectual property are reviewed alongside the financial performance. The brand — the name, the labels, the story, and the reputation — is a significant intangible asset in any brewery or distillery acquisition. Lenders will assess brand recognition in the relevant market, any trade mark registrations, and the strength of the brand's online and social media presence. A brewery or distillery with a well-established brand, strong online reviews, and an engaged social media following is a more fundable proposition than one producing quality product under a brand with limited market recognition. Where the brand has national retail listings or award recognition, those credentials strengthen the application materially.

Common questions
Buying a brewery or distillery — your questions answered
How much deposit do I need to buy a brewery or distillery?+
Most brewery or distillery acquisitions are funded with a deposit of around 20% to 30% of the purchase price, though this varies with the strength of the trading figures, whether the deal includes freehold property, and your own experience. Where there is property security or a particularly strong trading history, lenders can sometimes go further.
Can I borrow against goodwill when buying a brewery or distillery?+
Yes. Specialist acquisition lenders will lend against goodwill where the trading history supports it, which is essential for leasehold deals with no bricks-and-mortar security. The application has to be presented so the underwriter can see the sustainable, transferable earnings behind that goodwill.
How long does it take to arrange finance to buy a brewery or distillery?+
Indicative terms are usually available within 48 hours of your enquiry. A full offer typically follows within two to four weeks, with completion driven mainly by valuation and the pace of the legal work on both sides.
Is iLendi Capital a lender or broker?+
iLendi Capital is an acquisition finance and loans broker, not a direct lender. We work with buyers across the UK to prepare their funding applications, introduce them to the lenders most likely to approve them, and manage the deal through to completion. We also specialise in government-backed facilities, helping you secure up to £2m toward your purchase.
