Off Licences

Buying an off licence?

We arrange the finance. You get the keys.

An established off-licence with a loyal local customer base is a steady, financeable business. Alcohol, convenience lines, tobacco, and services such as parcel collection combine to produce consistent weekly trade — and a premises licence with a clean history is itself a significant part of the value that lenders assess alongside the trading figures. A well-run off-licence with a full alcohol licence, strong weekly takings, and a diversified product range is a more fundable proposition than many buyers expect.

What lenders look at

Weekly takings and gross margin are the foundation. Lenders will examine the weekly turnover — verified from till data, bank statements, and VAT returns — and the gross margin across the product mix. Off-licence income is assessed across alcohol sales, convenience grocery lines, tobacco, and any additional services. A store generating consistent weekly takings across a diversified product range — spirits, wines, beers, soft drinks, snacks, and convenience lines — is a more fundable proposition than one heavily dependent on a single product category. Delivery platform income from services such as Gophr or Deliveroo — where licensed off-licences can deliver alcohol for home consumption — is assessed alongside in-store trade and adds verifiable digital income to the application.

The premises licence is assessed as a central component of the overall value. A full premises licence authorising the sale of alcohol for consumption off the premises — with a clean compliance history and no conditions, warnings, or review history — is a significant asset that lenders assess alongside the trading figures. The licence is personal to the premises and the incoming owner must be approved as a designated premises supervisor by the licensing authority. Any licence conditions, historic compliance issues, or outstanding reviews need to be disclosed and addressed in the application — a licence with an adverse history carries a risk that lenders price carefully.

Stock funding and supplier terms are reviewed as part of the overall deal structure. Off-licences carry significant stock value — lenders will want to understand how the current stock is funded, the supplier payment terms, and whether any stock finance or credit arrangements are in place. The stock valuation at the point of acquisition forms part of the overall purchase price and affects the total funding requirement. A well-managed stock profile with strong supplier relationships and sensible credit terms is a more confident lending proposition than one with extended supplier credit or single-supplier dependency.

The lease and premises are assessed carefully. Most off-licence acquisitions are leasehold — lenders will examine the remaining lease term, the annual rent, and the rent-to-turnover ratio. Location is particularly important for off-licences — a prominent position on a busy residential road, near a transport hub, or adjacent to food and drink outlets generates consistent footfall that lenders assess as a primary indicator of trading sustainability. The cold storage capacity, security arrangements, and CCTV provision of the premises are also noted as indicators of operational quality and licence compliance.

How we help

We are acquisition finance and loans brokers, not lenders. We package your application, present it to the funders with genuine licensed retail sector appetite, and manage the process from first conversation through to completion.

We also arrange government-backed facilities for off-licence acquisitions — helping buyers access up to £2 million toward their purchase where the criteria are met.

Every off-licence acquisition is different. Tell us about the business. We will take it from there.

02 — The opportunity

What can we help you buy?

We arrange acquisition finance and loans for a wide range of off-licence businesses across the UK — from community off-licences to specialist wine and spirits retailers.

Community off-licences

Long-established community off-licences with a loyal local customer base are a consistent feature of the acquisition market, particularly in inner city and diverse residential neighbourhoods where they serve an important role in the local retail mix. The asking prices for leasehold and freehold off-licences typically range from £40,000 to £250,000.

Specialist wine and spirits retailers

Off-licences with a strong wine and spirits offer, knowledgeable staff, and a quality customer base attract a different buyer profile and often a different lender approach. Stock at valuation is a significant funding component alongside the business purchase price.

Off-licences with convenience lines

Most off-licences now carry a convenience range alongside alcohol — soft drinks, snacks, tobacco, and household essentials. The diversified product mix adds to the overall trading picture that lenders assess.

Off-licences with parcel collection

Parcel collection and drop-off services add footfall and a modest additional income stream. Combined with licensed retail, they contribute to the broader community service role that makes well-located off-licences resilient businesses.

Licensed premises with clean licence history

The premises licence is the most critical asset in an off-licence acquisition. A clean licence history with no conditions or reviews strengthens the application significantly — lenders assess licence quality alongside the trading figures.

Off-licences in areas with limited competition

Location is central to off-licence valuations. Sites in areas with limited supermarket competition — particularly in areas with dense residential populations — hold their value well and attract stronger lender interest than those facing significant nearby competition.

03 — The transaction

What can we finance?

The Business Purchase

Funding to buy a trading business, including goodwill and the business assets.

The Freehold

Funding for the purchase of the premises from which the business operates.

The Leasehold

Funding to buy a business operating from leased premises.

Fixtures, Fittings and Equipment

Where appropriate, funding can also take account of the assets required to operate the business.

Working Capital

Depending on the transaction, we can arrange funding for the initial working capital required after you take ownership.

Every deal is assessed on its own merits — not every element of every purchase will be financeable, and we'll tell you plainly what is and what isn't.

04 — The lender's view

What will lenders look at?

Lenders want to see a professionally prepared funding application. They want to know that the business is viable, that the proposed borrowing is affordable and that their loan can be repaid as agreed.

We use our proven iLendi Six™ method to build a strong funding application around the things lenders need to understand about your purchase.

05 — The funding

How much can you borrow?

Every purchase is different. The amount you can borrow will depend on the business, its trading performance, the purchase price, your circumstances and the structure of the transaction.

For off-licences, lenders will pay particular attention to the premises licence and its transfer, verified weekly takings, and the mix of alcohol and non-alcohol income.

We arrange funding and work with you to find the financing solution that best fits the purchase.

Common questions

Buying an off licence — your questions answered

Does the premises licence affect the funding?+

It does. A clean premises licence history is part of the value of an off-licence and lenders will want confidence the licence transfers without issue before releasing funds.

How much deposit do I need to buy an off licence?+

Most off licence acquisitions are funded with a deposit of around 20% to 30% of the purchase price, though this varies with the strength of the trading figures, whether the deal includes freehold property, and your own experience. Where there is property security or a particularly strong trading history, lenders can sometimes go further.

Can I borrow against goodwill when buying an off licence?+

Yes. Specialist acquisition lenders will lend against goodwill where the trading history supports it, which is essential for leasehold deals with no bricks-and-mortar security. The application has to be presented so the underwriter can see the sustainable, transferable earnings behind that goodwill.

How long does it take to arrange finance to buy an off licence?+

Indicative terms are usually available within 48 hours of your enquiry. A full offer typically follows within two to four weeks, with completion driven mainly by valuation and the pace of the legal work on both sides.

Is iLendi Capital a lender or broker?+

iLendi Capital is an acquisition finance and loans broker, not a direct lender. We work with buyers across the UK to prepare their funding applications, introduce them to the lenders most likely to approve them, and manage the deal through to completion. We also specialise in government-backed facilities, helping you secure up to £2m toward your purchase.
