Bed & Breakfasts

Buying a bed and breakfast?

We arrange the finance. You get the keys.

A bed and breakfast with strong occupancy, good online reviews, and an established repeat guest base is a genuinely fundable acquisition — particularly where the property is freehold. Most B&B acquisitions combine a trading business with a residential or mixed-use property, and that combination gives specialist lenders a dual security picture — the trading income confirms serviceability and the property value provides the underlying security. A well-run B&B in a strong tourist, coastal, or city break location with consistent seasonal occupancy is a more fundable proposition than many buyers expect.

What lenders look at

Occupancy and room rate are the primary trading metrics. Lenders will examine the annual occupancy rate, the average room rate, and the revenue per available room across the letting season. A B&B with strong occupancy — typically above sixty percent across the full year, or higher during a defined peak season — and a competitive average room rate for its location and star rating is a strong lending proposition. Lenders will also assess the booking channel mix — direct bookings through the property's own website generate higher net revenue than OTA bookings through Booking.com or Airbnb, which charge commission on every reservation.

The property is assessed as the primary security. Most B&B acquisitions are freehold — the property provides the underlying security that makes the acquisition fundable. Lenders will commission an independent RICS valuation on both a trading and a vacant possession basis. The trading valuation reflects the property's value as a going concern B&B — typically higher than the vacant possession value where the business is profitable and well-established. The condition of the property, the number and quality of letting bedrooms, the owner's accommodation, and any recent refurbishment are all assessed as part of the overall valuation.

Seasonality and annual income are assessed carefully. Many B&Bs have pronounced seasonal trading patterns — peak summer or school holiday occupancy that generates the majority of annual revenue. Lenders familiar with the sector assess annual income on a full-year basis rather than applying peak-month figures to the whole year. A B&B with a well-managed seasonal income profile — strong peak season occupancy supplemented by weekend breaks, corporate stays, or off-season events — is a more confident lending proposition than one entirely dependent on a short summer peak.

Online reputation and booking platform presence are reviewed as indicators of brand strength and future revenue. A B&B with consistently strong reviews on Google, Booking.com, and TripAdvisor — four stars or above with a substantial number of reviews — demonstrates the guest experience quality that drives repeat bookings and referral trade. Lenders assess the online reputation alongside the trading figures as an indicator of the likely sustainability of occupancy rates after the ownership change. A strong review profile with recent, positive guest feedback is a material positive in any B&B application.

How we help

We are acquisition finance and loans brokers, not lenders. We package your application, present it to the funders with genuine hospitality property appetite, and manage the process from first conversation through to completion.

We also arrange government-backed facilities for bed and breakfast acquisitions — helping buyers access up to £2 million toward their purchase where the criteria are met.

Every B&B acquisition is different. Tell us about the business. We will take it from there.

We use our proven iLendi Six™ method to build a strong funding application around the things lenders need to understand about your purchase.

05 — The funding

How much can you borrow?

Every purchase is different. The amount you can borrow will depend on the bed & breakfasts, its trading performance, the purchase price, your circumstances and the transaction structure.

For this type of purchase, lenders will focus particularly on occupancy, room rates, owner accommodation and property value. We prepare those details clearly and approach funders that understand the sector.

We arrange funding across the UK and work with you to find the financing solution that best fits the purchase.

Common questions

Buying a bed and breakfast — your questions answered

How much deposit do I need to buy a bed and breakfast?+

Most bed and breakfast acquisitions are funded with a deposit of around 20% to 30% of the purchase price, though this varies with the strength of the trading figures, whether the deal includes freehold property, and your own experience. Where there is property security or a particularly strong trading history, lenders can sometimes go further.

Can I borrow against goodwill when buying a bed and breakfast?+

Yes. Specialist acquisition lenders will lend against goodwill where the trading history supports it, which is essential for leasehold deals with no bricks-and-mortar security. The application has to be presented so the underwriter can see the sustainable, transferable earnings behind that goodwill.

How long does it take to arrange finance to buy a bed and breakfast?+

Indicative terms are usually available within 48 hours of your enquiry. A full offer typically follows within two to four weeks, with completion driven mainly by valuation and the pace of the legal work on both sides.

Is iLendi Capital a lender or broker?+

iLendi Capital is an acquisition finance and loans broker, not a direct lender. We work with buyers across the UK to prepare their funding applications, introduce them to the lenders most likely to approve them, and manage the deal through to completion. We also specialise in government-backed facilities, helping you secure up to £2m toward your purchase.
