The background
The target was a freehold garage with an MOT contract — a strong, financeable purchase with property security and an established customer base. The buyer knew the sector well; he already ran a garage of his own.
The sticking point
The deposit required was substantial, and the buyer had only half of it available in cash. The purchase price was right and the business was strong — but without the full deposit, no lender would proceed.
The way past it
The answer sat in the buyer's existing business. We helped him raise the remaining deposit with a loan against his other garage — a trading business with its own value and track record. Structured correctly, the strength of one business funded the deposit for the other, while keeping the repayment obligations comfortably affordable across both.
The result
With the full deposit in place, the £775,000 acquisition funding was approved and the purchase completed — the buyer adding a second garage to the first.
The acquisition completed.
