Pizzeria franchise resale: the lender's offer left the buyer £35,000 short

The background

The pizzeria was a franchise resale with strong, verifiable takings — the kind of trading history that should make funding straightforward. The buyer applied, and the lender was willing — just not at the level needed.

The sticking point

The lender's offer came in below the amount applied for, leaving the buyer £35,000 short of the agreed price. With the franchise transfer process already moving, the gap threatened the whole purchase.

The way past it

We negotiated a new structure with the seller directly: the remaining £35,000 would be paid within six months of completion — a short period of seller finance agreed between the two parties. Three months after the buyer took ownership, with the business trading under their ownership, we helped them secure a loan on the strength of the business itself.

The result

The seller was paid in full, in good time. The buyer completed a £360,000 acquisition that a single lender's offer could not stretch to — structured around the gap rather than defeated by it.

The acquisition completed.
