Post Offices

Buying a post office?

We arrange the finance. You get the keys.

A post office — usually combined with a thriving retail business — sits at the centre of its community and benefits from footfall few other shops can match. The Post Office contract adds contracted, government-backed income alongside the retail trade, and that combination makes it one of the most distinctive and consistently fundable community retail acquisitions available. Lenders who understand the sector assess both income streams properly — the contracted Post Office remuneration and the retail trading performance — and structure the funding accordingly.

What lenders look at

The Post Office contract and remuneration are assessed as a primary income component. The Post Office remuneration — the income paid by Post Office Ltd to the subpostmaster for providing postal services — is contracted, predictable, and government-backed. Lenders assess the remuneration level, the contract type — mains, local, or outreach — and the remaining contract term alongside the retail trading performance. A Main Post Office contract generating strong remuneration on a long-term agreement is a significantly more fundable proposition than a Local or Outreach contract with lower remuneration and shorter notice periods.

The retail trading performance is assessed alongside the Post Office income. Most post offices operate from within a convenience store, newsagent, or general retail business — the retail income often exceeds the Post Office remuneration and is assessed on the same basis as any convenience retail acquisition. Lenders will examine the weekly retail turnover, the gross margin across the product mix, and any additional services — lottery, PayPoint, parcel collection, and licensed sales — that add footfall and income beyond the core retail and postal offer.

The subpostmaster approval process is central to the underwriting timeline. A new subpostmaster must be approved by Post Office Ltd before taking over the operation of a post office — this involves a formal application, background checks, and training requirements that typically take several weeks to complete. Lenders familiar with Post Office acquisitions understand this process and factor the timeline into the deal structure. The funding cannot complete until Post Office Ltd approval is confirmed — lenders will want to understand where the buyer is in the approval process before issuing a formal offer.

The lease and premises are assessed carefully. Most post office acquisitions are leasehold — lenders will examine the remaining lease term, the annual rent, and the rent-to-turnover ratio across the combined Post Office and retail income. The layout of the premises — the position of the Post Office counter, the retail floor space, storage capacity, and customer flow — is assessed as an indicator of the business's ability to serve both its postal and retail customers effectively. A well-positioned post office in a prominent community location with adequate retail space and a secure lease is a strong leasehold proposition.

How we help

We are acquisition finance and loans brokers, not lenders. We package your application, present it to the funders with genuine community retail sector appetite, and manage the process from first conversation through to completion.

We also arrange government-backed facilities for post office acquisitions — helping buyers access up to £2 million toward their purchase where the criteria are met.

Every post office acquisition is different. Tell us about the business. We will take it from there.

02 — The opportunity

What can we help you buy?

We arrange acquisition finance and loans for Post Office businesses across the UK — community anchors that combine contracted Post Office income with established retail trade.

Post Office with retail convenience

The most common Post Office acquisition — a sub-post office operating within a convenience store or newsagent. The Post Office contract provides a contracted income floor, while the retail operation generates additional daily trade. Lenders assess both income streams when structuring the funding. The asking prices for leasehold and freehold Post Offices typically range from £50,000 to £500,000.

Main post offices

Main post offices with higher transaction volumes and a broader service range attract stronger contract income and a wider customer base. These are less frequently available but represent significant acquisition opportunities when they come to market.

Post Office with newsagent

The traditional newsagent and post office combination remains a consistent acquisition category across the UK. Morning footfall from papers, tobacco, and confectionery complements the Post Office customer base throughout the day.

Post Office in underserved communities

Post Offices serving communities with limited banking access or elderly populations with a strong preference for in-person transactions have particularly loyal and consistent customer bases. This community anchoring is recognised in the valuation.

Post Office with parcel services

Click and Collect, parcel drop-off, and returns handling have significantly increased footfall at post offices across the UK. The additional service income and the footfall it generates add to the overall business case.

Post Office with lottery and PayPoint

Lottery commission and PayPoint processing add modest but consistent income streams alongside the Post Office contract and retail sales. The combination of multiple service lines makes these businesses genuinely diversified income operations.

04 — The lender's view

What will lenders look at?

Lenders want to see a professionally prepared funding application. They want to know that the business is viable, that the proposed borrowing is affordable and that their loan can be repaid as agreed.

We use our proven iLendi Six™ method to build a strong funding application around the things lenders need to understand about your purchase.

05 — The funding

How much can you borrow?

Every purchase is different. The amount you can borrow will depend on the business, its trading performance, the purchase price, your circumstances and the structure of the transaction.

For post offices, lenders will look at the Post Office remuneration agreement, retail takings alongside it, and how the branch transfers to a new operator.

We arrange funding and work with you to find the financing solution that best fits the purchase.

Common questions

Buying a post office — your questions answered

Is the Post Office contract funded separately from the retail side?+

No — lenders who understand the sector assess the contracted Post Office income and the retail trade together, as one business. Both streams are relevant to affordability.

How much deposit do I need to buy a post office?+

Most post office acquisitions are funded with a deposit of around 20% to 30% of the purchase price, though this varies with the strength of the trading figures, whether the deal includes freehold property, and your own experience. Where there is property security or a particularly strong trading history, lenders can sometimes go further.

Can I borrow against goodwill when buying a post office?+

Yes. Specialist acquisition lenders will lend against goodwill where the trading history supports it, which is essential for leasehold deals with no bricks-and-mortar security. The application has to be presented so the underwriter can see the sustainable, transferable earnings behind that goodwill.

How long does it take to arrange finance to buy a post office?+

Indicative terms are usually available within 48 hours of your enquiry. A full offer typically follows within two to four weeks, with completion driven mainly by valuation and the pace of the legal work on both sides.

Is iLendi Capital a lender or broker?+

iLendi Capital is an acquisition finance and loans broker, not a direct lender. We work with buyers across the UK to prepare their funding applications, introduce them to the lenders most likely to approve them, and manage the deal through to completion. We also specialise in government-backed facilities, helping you secure up to £2m toward your purchase.
