Design & Fit Out Services

Buying a design or fit-out business?

We arrange the finance. You get the keys.

A design and fit-out business with a strong project pipeline, an experienced design and delivery team, and a track record of completed schemes across commercial, retail, or hospitality sectors is a genuinely fundable acquisition. Repeat client relationships — developers, retailers, hospitality operators, and property managers returning for successive fit-out projects — create the revenue continuity that specialist lenders can assess with confidence. A well-run fit-out business with a diversified client base and a healthy forward order book is a more fundable proposition than many buyers expect.

What lenders look at

The forward order book and pipeline are the foundation. Lenders will examine the value of signed contracts and letters of intent at the point of acquisition, the stage of each project, and the expected completion and payment schedule. A business with a strong forward order book — covering six to twelve months of projected revenue — provides the income visibility that lenders look for in a project-based business. The pipeline beyond the order book — proposals submitted and opportunities in negotiation — gives the lender a picture of the medium-term revenue outlook. A well-documented pipeline with realistic conversion assumptions is a more confident lending proposition than one reliant on verbal assurances.

Client mix and repeat business rates are assessed carefully. Design and fit-out businesses generating a significant proportion of their revenue from repeat clients — property developers, retail chains, hotel groups, or restaurant operators commissioning successive schemes — are more fundable than those dependent on winning entirely new clients for each project. Repeat clients provide evidence that the business delivers quality work on time and on budget — the most important indicators of future revenue continuity. Lenders will examine the proportion of revenue from repeat clients over the past three years.

Working capital management is assessed alongside project profitability. Fit-out businesses are working capital intensive — materials, subcontractors, and labour must be funded ahead of stage payment receipts from clients. Lenders will examine the working capital cycle, the payment terms with clients and suppliers, the retentions position, and whether any invoice finance or bonding facilities are already in place. A business with well-managed working capital, prompt client payment terms, and low outstanding retentions is a more fundable proposition than one with a stretched working capital cycle and significant retentions tied up in completed projects.

Design team and project management retention are critical. The reputation and repeat client relationships of a design and fit-out business are built on the quality of its designers, project managers, and site supervisors — their departure directly affects both the ability to win new work and the confidence of existing clients. Lenders will want to understand the team's stability, their qualifications and industry accreditations, and whether key individuals are contracted to stay through the transition. A buyer who has secured commitments from the senior design and project management team is in a materially stronger position.

How we help

We are acquisition finance and loans brokers, not lenders. We package your application, present it to the funders with genuine commercial services appetite, and manage the process from first conversation through to completion.

We also arrange government-backed facilities for design and fit-out business acquisitions — helping buyers access up to £2 million toward their purchase where the criteria are met.

Every fit-out acquisition is different. Tell us about the business. We will take it from there.

Lenders want to see a professionally prepared funding application. They want to know that the business is viable, that the proposed borrowing is affordable and that their loan can be repaid as agreed.

We use our proven iLendi Six™ method to build a strong funding application around the things lenders need to understand about your purchase.

05 — The funding

How much can you borrow?

Every purchase is different. The amount you can borrow will depend on the design & fit out services, its trading performance, the purchase price, your circumstances and the transaction structure.

For this type of purchase, lenders will focus particularly on order book, project margins, team continuity and working capital. We prepare those details clearly and approach funders that understand the sector.

We arrange funding across the UK and work with you to find the financing solution that best fits the purchase.

Common questions

Buying a design or fit-out business — your questions answered

How much deposit do I need to buy a design or fit-out business?+

Most design or fit-out business acquisitions are funded with a deposit of around 20% to 30% of the purchase price, though this varies with the strength of the trading figures, whether the deal includes freehold property, and your own experience. Where there is property security or a particularly strong trading history, lenders can sometimes go further.

Can I borrow against goodwill when buying a design or fit-out business?+

Yes. Specialist acquisition lenders will lend against goodwill where the trading history supports it, which is essential for leasehold deals with no bricks-and-mortar security. The application has to be presented so the underwriter can see the sustainable, transferable earnings behind that goodwill.

How long does it take to arrange finance to buy a design or fit-out business?+

Indicative terms are usually available within 48 hours of your enquiry. A full offer typically follows within two to four weeks, with completion driven mainly by valuation and the pace of the legal work on both sides.

Is iLendi Capital a lender or broker?+

iLendi Capital is an acquisition finance and loans broker, not a direct lender. We work with buyers across the UK to prepare their funding applications, introduce them to the lenders most likely to approve them, and manage the deal through to completion. We also specialise in government-backed facilities, helping you secure up to £2m toward your purchase.
