Butchers
Buying a butcher shop?
We arrange the finance. You get the keys.
An independent butcher's shop with a loyal local customer base, strong weekly trade, and skilled butchers on the counter is a genuinely fundable retail acquisition. Independent butchery has experienced a meaningful revival over the past decade — driven by consumer demand for provenance, quality, and the expertise that supermarkets cannot replicate — and a well-run butcher's with an established reputation and a diversified product range is a more fundable proposition than many buyers expect.
What lenders look at
Weekly takings and gross margin are the foundation. Lenders will examine the weekly turnover — verified from till data, bank statements, and VAT returns — and the gross margin across the product range. Independent butchers typically generate strong gross margins — skilled preparation, added-value products such as sausages, marinades, and ready-to-cook cuts, and specialist or premium meat ranges all command higher margins than commodity supermarket equivalents. A butcher generating consistent weekly trade across a diversified product mix — counter sales, wholesale accounts, catering supply, and online or pre-order sales — is a significantly more fundable proposition than one dependent on a single revenue stream.
Skilled butcher retention is a critical factor that many buyers underestimate. An independent butcher's shop is operationally dependent on its skilled butchers — qualified meat cutters, experienced counter staff, and any specialist sausage makers or charcuterie producers are difficult to recruit and their departure directly affects both the product range and the customer experience. Lenders will want to understand the team's stability, their qualifications and Food Hygiene certifications, and whether key butchers are contracted to stay through the transition. A buyer who is themselves a qualified butcher taking over the counter role is in a materially stronger position than a non-trade buyer relying entirely on inherited staff.
Food Hygiene compliance and Environmental Health history are reviewed carefully. Butchers are subject to strict food safety regulations — temperature control, cross-contamination prevention, HACCP documentation, and regular Environmental Health inspections are all standard requirements. A Food Hygiene Rating of four or five stars with up to date HACCP documentation and a clean Environmental Health history is a baseline expectation. Any improvement notices or enforcement actions need to be disclosed and addressed before a funding offer is issued. Where the butcher produces its own sausages, pies, or other processed meat products, additional food production regulations apply and lenders will check compliance accordingly.
Equipment and cold storage are assessed as significant asset components. A butcher's shop carries substantial specialist equipment — band saws, mincers, slicers, vacuum packers, chilled display counters, walk-in cold rooms, and preparation equipment. Lenders will examine the age, condition, and ownership status of key equipment. Well-maintained, modern cold storage with current food safety certification and owned equipment in good working order strengthens the overall asset picture. Equipment subject to existing finance arrangements needs to be disclosed.

How much can you borrow?

Common questions
Buying a butcher shop — your questions answered
How much deposit do I need to buy a butcher shop?+
Most butcher shop acquisitions are funded with a deposit of around 20% to 30% of the purchase price, though this varies with the strength of the trading figures, whether the deal includes freehold property, and your own experience. Where there is property security or a particularly strong trading history, lenders can sometimes go further.
Can I borrow against goodwill when buying a butcher shop?+
Yes. Specialist acquisition lenders will lend against goodwill where the trading history supports it, which is essential for leasehold deals with no bricks-and-mortar security. The application has to be presented so the underwriter can see the sustainable, transferable earnings behind that goodwill.
How long does it take to arrange finance to buy a butcher shop?+
Indicative terms are usually available within 48 hours of your enquiry. A full offer typically follows within two to four weeks, with completion driven mainly by valuation and the pace of the legal work on both sides.
Is iLendi Capital a lender or broker?+
iLendi Capital is an acquisition finance and loans broker, not a direct lender. We work with buyers across the UK to prepare their funding applications, introduce them to the lenders most likely to approve them, and manage the deal through to completion. We also specialise in government-backed facilities, helping you secure up to £2m toward your purchase.
