Self Storage

£2m

Self-storage acquisition: £85,000 short of the asking price, deal stalling

The background

The site was already trading as a self-storage business, with land alongside it for expansion — a £2m opportunity with genuine growth built in. The lender's offer was secured, and the buyer's deposit was in place.

The sticking point

Even with the lender's maximum offer and the full deposit, the numbers came up £85,000 short of the asking price. The deal was stalling, and a price reduction was not on the table.

The way past it

We approached the seller and renegotiated the deal itself. They agreed to wait eighteen months for the £85,000 shortfall — seller finance, agreed directly between the two parties, at the full asking price. The expansion land gave the arrangement its logic: the site's growth would comfortably cover the deferred amount.

The result

The £2m acquisition completed at the full asking price — the buyer securing a trading business with room to grow, and the seller achieving the price they wanted.

The acquisition completed.
