Petrol Stations
Buying a petrol station?
We arrange the finance. You get the keys.
A petrol station with strong fuel volumes, a well-run forecourt shop, and a clean environmental history is a substantial and genuinely fundable acquisition. Petrol station acquisitions combine a trading business with significant property assets — the land, the canopy, the underground fuel storage infrastructure, and the forecourt shop — and the funding structure reflects that complexity. Specialist lenders with genuine petrol station appetite understand how to assess fuel throughput, shop margin, and supply agreement terms alongside the property value, and structure deals that work for both buyer and lender.
What lenders look at
Fuel volume and throughput are the primary trading metric. Lenders will examine the monthly and annual fuel throughput — litres sold across petrol, diesel, and any EV charging revenue — and the fuel margin per litre. Fuel throughput is the most reliable indicator of site traffic and trading scale. A forecourt with strong, consistent monthly throughput — typically above one million litres per year for a well-trading independent — and a competitive fuel margin is a strong lending proposition. Lenders will also assess the fuel supply agreement — whether the site is tied to a branded supplier such as BP, Shell, or Esso, or operates as an unbranded independent — as the supply terms directly affect both the fuel margin and the site's operational flexibility.
The forecourt shop and ancillary income are assessed alongside fuel throughput. The shop margin is the most profitable element of most petrol station businesses — confectionery, drinks, snacks, hot food, car accessories, and convenience grocery generate significantly higher gross margins than fuel. Lenders will examine the shop turnover, the gross margin, and the mix of product categories. Additional income streams — car wash, jet wash, ATM income, and any food service or coffee operation — add further margin and footfall that lenders assess positively. A petrol station with a strong shop margin and diversified ancillary income is a more fundable proposition than one dependent primarily on fuel throughput.
Environmental compliance and underground storage tank condition are central to the underwriting. Petrol stations present specific environmental risks — underground fuel storage tanks, fuel pipelines, and historical ground contamination from past leaks or spills. Lenders will commission environmental surveys and underground storage tank assessments as standard due diligence requirements. A site with modern, double-skinned underground storage tanks, up to date leak detection systems, and a clean Phase 1 and Phase 2 environmental survey is a more fundable proposition than one with ageing single-skin tanks or any historic contamination. Any known contamination or outstanding remediation must be disclosed and addressed before a funding offer is issued.
The property and supply agreement are assessed as significant components of the overall deal. Where the acquisition includes a freehold site, the land and infrastructure provide substantial additional security that improves both the loan amount and the terms available. Leasehold petrol station acquisitions are assessed on the remaining lease term and the terms on which the landlord permits fuel retail operations. The fuel supply agreement — its remaining term, the volume commitments, the pricing mechanism, and any tied product obligations — is reviewed carefully as it directly affects the fuel margin and the operational flexibility available to the incoming owner.

Common questions
Buying a petrol station — your questions answered
How much deposit do I need to buy a petrol station?+
Most petrol station acquisitions are funded with a deposit of around 20% to 30% of the purchase price, though this varies with the strength of the trading figures, whether the deal includes freehold property, and your own experience. Where there is property security or a particularly strong trading history, lenders can sometimes go further.
Can I borrow against goodwill when buying a petrol station?+
Yes. Specialist acquisition lenders will lend against goodwill where the trading history supports it, which is essential for leasehold deals with no bricks-and-mortar security. The application has to be presented so the underwriter can see the sustainable, transferable earnings behind that goodwill.
How long does it take to arrange finance to buy a petrol station?+
Indicative terms are usually available within 48 hours of your enquiry. A full offer typically follows within two to four weeks, with completion driven mainly by valuation and the pace of the legal work on both sides.
Is iLendi Capital a lender or broker?+
iLendi Capital is an acquisition finance and loans broker, not a direct lender. We work with buyers across the UK to prepare their funding applications, introduce them to the lenders most likely to approve them, and manage the deal through to completion. We also specialise in government-backed facilities, helping you secure up to £2m toward your purchase.
